The maintenance amount is high for the 1st 18 months, ie Rs. 14.35 psqft. on carpet area. The thing to note here is that this also includes the so-called Corpus fund that other builders charge. I had a conversation with them and they confirmed that post the 18 months if the association decides to continue with the builder's maintenance management, it would drop down to approx Rs. 7-10 (rough inflation-adjusted estimate) psqft on carpet, which translates into approx Rs. 5-7 psqft on SBA which is more palatable for me personally.

Regarding parks and open space it’s to be relinquished in all projects. It will be part of the property anyway. And road widening is barely 10-15 ft so no big deal.

The rera doc - BDA Development plan clearly states “The Parks/ Open Spaces and road widening areas has to be relinquished to the authority”. So these will never be a part of your UDS.

Yes, panchayat is local authority. Residents here may not be dependent on local authority in many ways as the project will be mostly self sufficient. Usually, the development and maintenance of connectivity road is dependent on local authority.

Regarding 7, this is panchayat land, not BBMP or BDA, so future development would be slower plus more prone to issues.

MLCP concept in apartments is fairly new and not many have idea how that would turn out. We can just imagine and hope TAT is 5-10 mins. If it doesn't turn out as promised, it's gonna be a problem.

There is a proposal to make the wire underground and probably feasibility check is being done... However, there is no guarantee that it will be completed by hand over time. If they are saying by possession time, it will no longer exist, ask them in writing.

I was surprised too with no window in study room. This is definitely a bad design. Kitchens are generally attached to Utility Room. so in my view, no window in kitchen is not a big concern.

Yes, Guest bedroom wall is shared. I think shared walls is becoming common feature with Mivan constructions. I see this with other A category builders too in their recent launches.

Each time of my visit, I was told that there would be double height lobby of atleast 15 ft. Don't know where the discrepancy is.

That is true. Resale is allowed only at the possession time. But this is an individual choice of buyer and in no way this makes project less attractive.
