I earn approx 3 LPM after taxes as base and have purchased 1.5+ Cr flat. Firstly your salary will increase with time but your EMI will stay the same. You can save more and prepay, and either reduce the tenure or lower the EMI. Secondly, in tech the LPM is just the base, people get ESOPs / RSUs which can be used to prepay the loan as well.

Easy. - it should be ready to move. - Maximum loan. - Double income. - An attitude to say a big F off to landlords for being greedy and asking for rent which is 15k less than a freaking emi. - huge balls for taking a risk - being dumb and emotional - peace of mind > money.

It is absolutely possible to build a standalone house within ₹1.5-₹1.6 crore, just not in premium areas like Koramangala. In Yelahanka, where land costs around ₹7,000 per sqft, a 30x40 plot (1,200 sqft) would cost ₹84 lakh. A well-built G+1 duplex with a 2,500 sqft built-up area costs ₹70-₹80 lakh (₹2,500-₹3,000 per sqft). This brings the total to ₹1.54-₹1.64 crore, making standalone houses a viable option.

Standalone houses are often much more affordable. For instance, in my area, a 3BHK apartment in Sobha costs around ₹2.3 crore. However, after enquiring, I found that you can get a well-built 3BHK duplex house for ₹1.5-₹1.6 crore, which is significantly cheaper.

In a tier 1 builder the top floor is very well protected from heat, moisture. I stay at top floor of a reputed listed tier 1 builder and there is a thick concrete slab, bitumen sheets, layers of waterproofing and solar geysers and panels.

It wasn't a planned area with no proper fire exits. The landlord was pushing me to pay in cash and would deviate the conversation whenever I asked him about the property documents. Decided to not waste my money on it.

Buying land itself is a big challenge as litigation and other issues are common. Plus constructing your own house is not an easy task and takes a lot of time , effort and run arounds.

If a bank approves a loan against the flat then it means it has legal ownership and can be transferred to other people. Don’t buy it in cash? Is it an independent apartment? What area of Delhi? If it all looks good, I’d suggest consult and nearby brokers for suggestion before you buy.

Open plots comes with a risk of kabja and if you buy 30*40 plot, you need to leave space for lift and stairs, you cannot build entire area, you need to leave some space all sides, finally you will get small space which is not practical, livable but not practical.

The flat quality is the shittiest, no furnishing on the floor, tiles have no cement beneath them, they are shallow.

Poor installation by so-called tradesman who didn't know the products they were installing and told us reading installation directions are not necessary. Hence EVERY window in our home was installed not following the manufacturer directions and every window has an issue with closing/air leakage.

South facing house gets the harsh sun. We have independent house in village open from all sides. The east or north facing get better right amount of sun and the also good direction for wind. Having south facing would be most absurd architecture.

Society maintenance is for power backup, cleaning common areas, security, amenities maintenance, gate keeping, etc etc. all external things that are common for all residents, any maintenance issue arising in individual house is not covered in society maintenance.

Top floor roofs develop cracks and water seepage starts within a couple of years. Heat is also unbearable.

If it is top floor, the ceiling will also heat up along side the walls. Possibility of developing cracks on exterior and water seepage into walls. This may or may not happen. But these are common issues on top floor houses. It's a gamble.

I dont think you will have any space in the bedroom to put a TV as soon as you put a king size bed in the room. And they have no balconies - how does ventilation happen? Forget Vaastu, this is as good as a basement.
