What residents appreciate the most
Despite varying opinions, some apartment owners in metro cities have experienced significant property value appreciation over time. This growth is often linked to factors like limited land availability, increasing demand, and strategic location, making apartments a potentially rewarding asset for long-term holders.
Last year I have brought a 3BHK flat in 75 lakhs. Now I am getting offers of 1.5c for it. If I didn't buy this flat last year, I would not able to buy flat in my lifetime.
Apartments are good investments only in Gurgaon. Nowhere else. Delhi rates have stayed stagnant for builder floors but Gurgaon apartments have risen like crazy.
Prices are never going down (there might be a time where prices will be stagnant for few years but they are never going down).
15 years ago, this apartment was worth 40L. Today, these apartments are being sold for more than 1cr.

Properties in well-established areas of New Delhi, such as Dwarka, offer significant advantages due to their strategic location. These areas provide excellent connectivity, proximity to educational and healthcare facilities, shopping centers, and essential services. They are often characterized by ample green spaces, planned infrastructure, and a vibrant community atmosphere, contributing to a high quality of life.
Location, location, location.
Most of these older design flats are quite spacious and have big proper balconies. They are in communities with parks, parking, community centers and low maintenance. There is a charm to living in low rise apartments with a lot of greenery around. They have active RWA's which do a lot for the community. They are surrounded by hospitals, shopping centers and practically every service a household would need. Their location is in coveted spots in South Delhi with metro connectivity. So it's not just about the age of the building - these flats represent the last spots of true value in New Delhi.
New Delhi is the most greenest area. and these 40 yr old are maximum G+4 which can be easily repaired.

Flats provides more safety and lesser maintenance, but a good colony system can provide the same.
These are luxurious flats. They are at the city centre and have all the amenities. The big problem with individual houses not inside a township is that you need to fight for services to come to your house. In a flat/township/rowhouses the association is generally powerful to get facilities.
People are forced to pay high prices for gated community just to live with dignity.

Any apartment new or old, anything above ₹60-₹70 is a wasted investment! ... It will sit as a dud for centuries and the capital erosion will be obvious. All these apartments will be bulldozed after 20-25 years of its life time for redevelopment!

Everyone in our society pays 500rs per month for daily garbage cleaning. Govt wont come clean so you have to spend a small amount of money to do it yourself. Why cant these people collect money monthly and clean the garbage ?.
You can pull out people from slums but cant pull out slums from people.
Slum dwellers will make any place slum. If you expect government to even clean up after you, then you are part of the problem.
What the hell is this misleading title? In video it is clear that people living there are the problem and are causing the sanitation issues. People are throwing waste and painting wall red with pan stains. Indians don't deserve good things till they develop some basic civic sense.

Agree on this one, even the flat which cost 4-5 crore doesn't have build quality, mostly because the builders are not some company but family run businesses and most of the time none of them even have civil engineering degrees.

Many of the flats that are constructed are sub par and will look badly maintained in a few years. This is the classic issue in India of quantity over quality.
