Dwarka, especially around the Expressway, has been one of the highest-appreciating micro-markets in NCR, moving from a developing sub-city into a premium residential hub. For early investors, it’s been a goldmine. For new buyers today, prices are high, but the area still benefits from excellent connectivity, metro access, and ongoing infrastructure development.
Dwarka prices are getting out of hand because dwarka expressway and Gurgaon are in close proximity and the prices there are getting higher. Lot of people can easily come via expressway to dwarka within 30-45 mins. Plus, wide roads, part of delhi close knit society, good schools, markets etc help a lot.

I think lots of project coming up in Dwarka like Bharat Vandana park, Omex stadium and mall, golf course, new Bhavan of states, expressway UER2, ISBT, yashobhumi, sports complexes and the bidding of the new DDA flares in sector 19b and 14 was turning point in the price hike.

The dda and CGHS apartments are designed to last 100+ years easily. I am living in one which is 50+ yrs old and hardly needs maintenance.

Where residents want improvements
Property prices in Dwarka are considered excessively high and often unjustified, especially for older apartments lacking modern amenities or requiring significant repairs. This makes homeownership unaffordable for many salaried individuals.
Only people with black money are buying these 3cr+ flats. Dealers/Financers have ruined the market with their flipping strategies ( do some cheap interior work and sell on premium )
Spending around ₹2.5 Cr on a flat and then another ₹20–30 lakhs just to make it livable feels hard to justify.
You’re priced out, unfortunately. Relax your criteria, you may find something in that budget. Increase your budget to meet your criteria’s, otherwise.
I think as a buyer, we all should think about value of money in mind. Spending 3cr on a property will erode a lot of potential savings for the future.

The brokers & financiers have completely destroyed the real estate market here. They have inventory in almost every society but prices are sky high even for run down society apartments which is so not worth it.

Despite high property prices, rental yields in Dwarka are reported to be low, suggesting that properties are overvalued and do not offer a strong return on investment through rental income.
Rental yields. Seems like i can rent a 3bhk easily for 50k-55k in premium societies and that is including mantainence. If i subract the mantainence of 10k these are yielding a pathetic 1 percent to the buyer at a price of cool 4cr onwards.
Property with rental yield less than 2% is overvalued and prices are driven by mass narratives.
Rental yield is 3% for practical returns. 4 cr for a rent of 55K is a lack of demand.

Most of the dwarka property get sold on amenities outside the society, But honestly I would prefer the amenities like Park, pool, Parking within the society. A lot of societies have 2bhks extended into 3BHks and now quoting 3cr for 20 year old building.
Old apartments, not just the structure but everything including people, mindset, design, facilities, maintenance... there is hardly any appreciation in last 15 years.

Most of them feel like the building version of Delhi Mohallas with ACs installed outside the balcony, water dripping everywhere and not enough space for car parking, No swimming pool or area to walk.
Sahi me bhai yaha pe societies are not really societies.. just collection of decades old buildings. Parking bhi enough nahi hoti hai, facilities amenities to Chhodo.
