Older DDA flats in Rohini are often praised for their robust construction and thoughtful planning. They feature spacious layouts, wide staircases, and good spacing between residential towers, preventing overcrowding. The societies are designed with ample green spaces, including numerous parks and trees, which contribute to a pleasant and environmentally friendly living atmosphere.
These flats have withstood the test of time.
These apartments are around 40+ years old but really well build and planned with parks, wide stair cases, not too crowded as in the house towers are spaced out really well and overall really green with loads of trees.
Most of these older design flats are quite spacious and have big proper balconies. They are in communities with parks, parking, community centers and low maintenance. There is a charm to living in low rise apartments with a lot of greenery around.

691 is the current AQI for my location Rohini sec 25 Delhi. Not a single sprinkler or any other measure has been taken towards compressing it. Dust is everywhere in the sector, Do you have no value of a human life ?
No street lights in central park from 15 days ☹️ . No police patrolling. some goons drinking alcohol and roaming here and there.

There is a prevalent perception of unresponsiveness and corruption within the DDA and local authorities, including MCD and RWAs. Complaints regarding illegal construction, poor maintenance, and other civic issues often go unaddressed. Allegations of officials accepting bribes, being politically connected, or illegally denying public information further undermine trust and hinder effective governance, leaving residents frustrated and without recourse.
Considering all this we complained to the MCD, DDA and the Police. Surely the MCD came and broke the illegal extensions and left pretty large broken pillar which the house owner is supposed to dispose off (still here since 3 years).

RWA members are corrupt so they take money from members who build such structures and in return dont stop anyone

Illegal construction and unauthorized extensions are a rampant issue across DDA flats in Rohini. Residents frequently expand their living spaces beyond permissible limits, convert smaller flats into larger ones, and encroach upon common areas like parks and passages. These violations often disregard building codes, create fire hazards, and can compromise structural integrity, leading to unsafe or visibly tilted buildings. There is a strong perception that authorities are either ineffective or complicit in allowing these widespread violations.
But they decided to create 2 extra bedrooms by extending beyond the boundaries which is a violation and a hazard for fire services if needed. They also did the re-construction during winter months without caring to cover the rubble or dust which added to the winter pollution.
It's not just your society bro, it's whole Delhi. I see people extending their LIGs into HIGs and no authority is bothering them, unless you raise a complaint.

Despite their age and existing infrastructure challenges, DDA flats in Rohini are frequently perceived as overpriced, making them largely unaffordable for middle and lower-income groups. Even new housing schemes, including those designated for 'low income housing,' feature high starting prices and often utilize an auction model, further escalating costs and limiting access for the intended beneficiaries.
DDA recently released houses that cost upwards of 80lakhs, for 2bhk, in Dwarka. That too under low income housing scheme. And here I thought I was in the middle income class. I cannot even afford the houses made for "low income groups".
DDA is not for common folks anymore. The price of 1 bhk is 80 lakhs in dwarka, how is it for the lower income group. Stupid people.
Exactly 1.2 cr for a mere 2bhk is insane and even the 1bhk is priced arround 77-88 lakhs

Currently no one lives in this sector but a metro station is planned and dda is expected to build delhi’s biggest sports complex there. Do you think this sector will be liveable in next 5-7 years?

No water meter assigned for each flat as per the receipt issued in 2015 during DDA allotment and incorrect Bill issued for a closed vacant flat !

A poor widow applied for refund to @official_dda on 30/05/022, for a LIG house sector 34 Rohini. Made numerous visits to DDA Vikas Sadan, Her file no. L353(710)15/DDA/RO, has no money to pay for bribe.
Sir file no F16(7014)2012/LSB/Rohini of my relative is pending with DDA. Possession letter under Rohini Residential scheme 1981 is elusive.
