South Delhi is best thing for an Private corporate employee to go to Noida or Gurgaon but Gurgaon to noida or vice versa is no less than battlefield. Also south delhi and new delhi is the most greenest area.
Most of these older design flats are quite spacious and have big proper balconies. They are in communities with parks, parking, community centers and low maintenance. There is a charm to living in low rise apartments with a lot of greenery around. They have active RWA's which do a lot for the community. They are surrounded by hospitals, shopping centers and practically every service a household would need. Their location is in coveted spots in South Delhi with metro connectivity. So it's not just about the age of the building - these flats represent the last spots of true value in New Delhi.

I had a flat in DDA Flats Munirka (south delhi), which was allotted to my grandpa in late 1970s. The quality was far better than many other dda societies I have seen constructed recently. The old ones are still good, and will be left standing far longer than the new ones.

There's an area in Delhi jaha DDA ke flats bik nahi rahe because no-one wanta to live there. LIG flat udhar 20 tak bhi mil jaega but what's the point. Uski value appreciate hi nahi hogi aur jab tak hogi tab tak uski haalat bechne wali nahi hogi. The area is Narela by the way.

Given that delhi has no high paying jobs and the city is stuck in past, the prices are super inflated for those shabby boxes.

DDA flats in general edit of poor quality. We can observe it in the decade back and even recent flats that are/were constructed. Many complain that you can scratch the concrete by hand and it will come out.
I currently live in a society developed by DDA in year 1987. I read somewhere that life of red brick and cement made houses is roughly 45-50 yrs However , due to negligible maintenance by DDA or by owners of houses, the life gets reduced to 35-40 yrs
