Janakpuri is recognized as a well-established and planned residential area in South-West Delhi, comprising distinct blocks (A, B, C, D). It boasts strong metro connectivity, particularly via the Magenta Line, which significantly eases commuting. Future metro expansion projects are expected to further enhance its accessibility and convenience for residents.
I would prefer anywhere around Janakpuri east within 3-4 km radius.
If you're looking for a flat in Janakpuri, consider block C2,3,4,5,6... These are in 1-1.5 km distance from Janakpuri South (magenta line metro station).
Delhi Metro Phase 4 upcoming projects include Janakpuri West – RK Ashram and Aerocity – Tughlaqabad corridors.

DDA flats in Janakpuri have demonstrated significant long-term property appreciation, with some properties purchased in the 1980s now generating substantial annual rental incomes. This trend suggests a robust investment potential and attractive returns for property owners in the area.
The area he is talking about west Delhi -Janakpuri has flats in gated societies made by DDA which are almost 50+ yes old. These days, builders buy these flats or even plots and then renovate them completely and sell them at a premium.
In 1980, some people I know bought a DDA flat in Janakpuri, Delhi for ₹82,000. Now in 2025, they’re earning ₹6 lakh per year in rent…
house prices have almost tripled on the locations where my parents could have brought 10 years ago with the same income.

For those seeking to purchase property in Janakpuri, options are available for DDA flats with proper registry, specifically in blocks like C1A and A4. This ensures clear and legitimate ownership, alleviating concerns about properties with Power of Attorney (POA) or "Lal Dora" status.
Janakpuri would also work but my main concern is: should not be Lal dora or POA so we have peace of mind. Any recommendations?
Yes registry wala mil jayega. C1A block, A4 block.. There are multiple options

Several blocks within Janakpuri, such as C2, C3, C4, C5, and C6, feature numerous local parks. These green spaces are a significant advantage for residents, offering recreational opportunities and a suitable environment for pet owners.
There are parks in all these localities so having a pet dog wouldn't be a problem as long as your landlord agrees

Where residents want improvements
The real estate market in Delhi, including Janakpuri, is significantly impacted by the prevalence of black money transactions. Builders often demand a large portion of the property price in cash, with a much lower amount registered officially. This practice makes it challenging for middle-class buyers to secure financing and contributes to inflated property prices, hindering transparent homeownership.
Myself in same situation, i have selected a builder floor in rajouri garden for 2.2 CR... Registry amount as per circle rate 55lacs, builder agreed to increase registry upto 80 lac....he is not going above it.
For a 2cr flat Builder told me that the registry value will be max 30 lacs (as per circle rate) what he means is that 30 lacs will be white money and 1.70lcs in black money (of course this bank cannot fund).
Bro entire real estate works like this.its not a matter of one individual and the government, banks know everything.
The big problem w.r.t Delhi is that for most properties, they ask for cash (blatantly, if I might say so).
Sara black ka paisa h jiski vajah se property rates etne inflated hai. Property is the only way to park your black money.

DDA flats in Janakpuri are plagued by widespread issues of unauthorized construction, including additional balconies, illegal wet areas built over cantilevered portions, and unapproved terrace constructions. Furthermore, commercial establishments, such as restaurants, are known to illegally occupy public pavements, causing inconvenience to residents and violating urban planning norms.
Masonry Construction over an additional balcony (not original DDA design) in Flat 82B of Block C2B of Janakpuri... is taking place.
Yes, they are going ahead with wet areas above cantilevered portion in flat 82B, Block C2B, Janakpuri... pavement is broken to connect it with existing manhole. Fumes will be expelled

Many DDA flats in Janakpuri were constructed in the 1970s, making them over 50 years old. This age raises significant concerns about the structural integrity of the buildings, with some reports indicating that these structures are "creaking under the weight of time" and may require extensive reconstruction to ensure safety and stability.
Half a century later, these buildings – once the bedrock of Delhi's housing story – are creaking under the weight of time.

DDA flats in Janakpuri are perceived as highly expensive, with prices for a decent 3BHK often exceeding 1.5 crore. This makes homeownership in the area largely unattainable for many middle-class individuals and families, who find even a budget of 1.10-1.25 crore a significant stretch.
I want to buy a flat in janakpuri but price here are more than 1.5 cr for a decent 3 bhk flat
U will get a 2+1 in some locations of janakpuri... Highly unlikely u are getting 3bhk in this budget in dwarka.
Janakpuri Delhi -1.5cr
1.5 is simply just not possible for me no matter what I do to raise a budget right now. 1.10 is comfortable and 1.25 is the stretch at max.

There are instances where local authorities, including the police, are perceived as complicit in illegal activities, such as unauthorized construction, by accepting bribes. This lack of effective enforcement and presence of corruption undermines efforts to maintain civic standards and address resident complaints in DDA flat areas.
Matter is for Delhi Police, but they will only come to collect bribes from this C2B/81B Janakpuri woman as happened earlier when they themselves aaye (loud hammering of load bearing DDA Flat Wall) &/but did nothing apart from exchanging kisses with Advocate, & rokda!

Despite the availability of parks in Janakpuri, finding rental accommodations in DDA flats that permit pets can be a significant hurdle. Many landlords are reluctant to rent to pet owners, making the search for suitable housing difficult for families with animals.
