A major criticism is that the pricing of many DDA flats, particularly the premium ones in Dwarka, is excessively high, contradicting the authority's role in providing affordable housing. Units like 2 BHKs are priced at 1.2-1.5 crore, 1 BHKs at 77-88 lakhs, and penthouses at 5 crore. Even flats marketed under 'low income housing schemes' are upwards of 80 lakhs, making them unaffordable for young professionals, upstarts, and even the middle-income group. The auction model further inflates these prices, pushing them beyond the reach of genuine homebuyers.
DDA recently released houses that cost upwards of 80lakhs, for 2bhk, in Dwarka. That too under low income housing scheme. And here I thought I was in the middle income class. I cannot even afford the houses made for "low income groups".
Exactly 1.2 cr for a mere 2bhk is insane and even the 1bhk is priced arround 77-88 lakhs
Low rental income, and the prices in the Auction went up to 50-100% above the starting bid price. A 3cr for 3bhk is about 30% higher than what you get in Gurgaon for with several amenities and better build quality.

DDA is building these flats in absolutely shitty locations, next to open drains and stuff. And have anyone seen the prices, they’re charging 1.5 Crs for a 2 BHK. How will upstarts and young people ever be able to afford this kind of housing.

DDA is not for common folks anymore. The price of 1 bhk is 80 lakhs in dwarka, how is it for the lower income group.
Even I did in depth analysis and multiple visits. In the end decided that the price is expensive for what they're offering and didn't bid. Location is definitely a pro but I can probably get a better society in this price.

Despite some strategic advantages, several DDA housing locations in Dwarka, particularly Sector 19B, suffer from significant environmental drawbacks. They are often situated next to open drains, including the Nagafgarh drain and other wide drains, which cause persistent bad odor. This proximity to open sewers also raises serious health concerns, as these areas become breeding grounds for mosquitoes, increasing the risk of diseases like dengue and malaria.

Stagnant water smells less. Running water smells more. You just proved my point. Area is nice is a useless argument because mosquitos will kill you with Dengue and Malaria.
Mosquito breeding ground is not same as smell. Stagnant = mosquito menace, running is smelly mess. The contaminants that generate smell settle down in stagnant water whereas they are agitated in running water.
Those Dwarka units are absolute trash. They are literally next to open Sewer lines.
Block A and B have been avoided due to their proximity to the drain.
Proximity to Naghafgarh drain raises concerns of bad odor. This flows right next to the gold course, and at the site, I saw another about 25m wide drain right next to the EWS apartment on the southern part of the site., the Planning of this whole area is very very poor it surrounded by open drains and this part of Dwarka Stinks.

Adding images built quality. Its still unfinished but overall built quality is poor, you would have to redo all the bathrooms, walls needs PoP and kitchen slab is not so great. At least 20L-30L renovation before you move in.

Indeed, it all came down to luck. Unfortunately, I picked a unit which was very popular with investors and got outbid by quite a lot. In fact, when DDA resumed the auction at 5:00 PM, it went as high as 3.18cr. Accounting for renovation (approx 30LPA), it would be around 3.5cr. I’m assuming the investor would try to sell it for 4cr, not sure how many people can afford such an expensive DDA flat.
Past trends mein DDA premium schemes mein auction se final price 10-30% zyada ho jata hai, jaise Dwarka mein HIG flats 2.5-5 crore tak gaye.
It all came down to luck with this auction technique. I know plenty who got it at reserve price + 1 bid and then there are these cases where more than 5-10 are outbidding each other inflating the prices.

People were bidding even during the forward auction. I think most of such flats are being hogged by brokers who want to short their investment by selling within next 2-3 months. If buyers are sensible, they would be compelled to surrender most of these units.
