I live in Navimumbai, and trust me, it's so much better here. Wider cleaner roads, walkable footpaths, lesser traffic, bigger flats, so much more greenery. So many open spaces. Bottom line, shifting to Navimumbai from worli was such a great idea
The same budget for Borivali could fetch me a better aprtment in Mira road.
Bigger flats, Balconies with awesome view, never faced water or electricity issue, a beach nearby which is way better than any beach in mumbai, upcoming metro line, green pastures, colder weather, national park nearby, no slums, awesome markets and very near if i need to travel to my hometown.
Hell yeah man! NONE. You live like a human, don't get suffocated by living with 5 people in one room sized flat in Mumbai City. Mira road the best.

Even a 2BHK in Borivali can cost 2-4 crore, and Sunteck Sky Park's starting price of ₹1.22 crore for a 2BHK is still considered very high for many, making homeownership a significant financial burden.

Wait until you see a ₹11 - 25 crores flats. Same blue tarpoline, slums all around and even free smoke from chandanwadis will be offered. And consolation cited will be the sea view far beyond...
You have the view till there are slums once it's taken for rehabilitation then on the front there will be private towers of 40+ floors and back of there will be SRA towers of 20+ floors.

Honestly in your place, I would not invest in property right now. Instead invest in financial instruments and then lease the flat, the returns from those financial instruments will not only cover the rent but also living expenses/savings.

24/7 electricity since the last decade or so. 24/7 water in select places, you're good to go if you have a water storage tank at home.
