Mulund offers excellent connectivity to key areas like Mumbai, Thane, and Navi Mumbai. The ongoing and planned infrastructure, such as the Goregaon-Mulund Link Road (GMLR), is expected to significantly enhance access to Goregaon, which is a major advantage for residents, particularly for commutes and social visits.
Great connectivity, very close to Mumbai, Thane & Navi Mumbai
GMLR metro, close to new airport, better option than Thane
And connectivity is pretty solid.
With the new roads being planned (specifically thinking about the Goregaon-Mulund Link Road - GMLR), easier access to Goregaon for commutes seems like a big plus.

Despite occasional foul smells, the air quality in Mulund is generally considered good for most of the time. The closure of the Mulund dumping ground in 2017 has significantly improved the odor situation, and residents on higher floors often report not experiencing any unpleasant smells.
Fortunately, the dumping grond was shut in ig 2017 and from then onwards, the situation is so very better.
The air is 90% of time never stinky but sometimes maybe in a quarter it smells bad only at night around 11 pm but if you live above the 5th floor you won't smell it often probably never
i stay right next to the highway and there’s no foul smell at all!

Runwal Greens offers spectacular views, particularly from higher floors, where natural phenomena like rainbows can be observed after rain. However, residents should carefully choose flats facing outwards to fully appreciate these expansive vistas, as garden-facing units might offer less impressive views.
View from Runwal Greens Mulund (W) in September last year. The rainbow had just formed after a few hours of heavy rain.
Spectacular view!! One of my best friends bought a flat in Runwal Greens (above the 30th floor) a couple of years ago...

Some prospective buyers and residents express a clear preference for Runwal Greens when compared to other projects like Runwal Olive or Anutham, indicating that it stands out positively in certain aspects for them, making it a more desirable option.
Runwal Greens is better than Runwal Olive if the comparison is only between them
Runwal Greens vs Anutham. I havent seen Runwal yet but wife has been there and she prefers it over Anutham so most likely will end up at Runwal.

Despite some criticisms, Runwal Developers are sometimes considered a reputable name in Mumbai real estate. Some of their projects are praised for timely delivery and construction quality, suggesting a mixed but not entirely negative perception of the builder's capabilities.
Developed by Runwal Developers, a reputed name in Mumbai real estate, the project is designed to offer a luxury lifestyle... The project also carries the advantage of Runwal’s strong reputation for timely delivery and construction quality.

The high property values in Runwal Greens can be viewed as a positive for existing owners, indicating significant asset appreciation and a strong investment. For example, a 3BHK home in the complex is noted to cost upwards of ₹3 crore, reflecting its premium status.
Vadapav vendor (Anna) at Vina Nagar junction on LBS Marg Mulund West bought a 3 BHK home in Runwal Greens Must be costing 3 Cr plus at least This is hidden economy

Where residents want improvements
Multiple reports indicate severe hygiene problems, particularly concerning a popular bakery chain located within the complex. Customers have observed cockroaches on food items displayed for sale, found foreign objects like plastic and metal wires in their ordered food, and experienced spoiled products. Staff responses to these incidents have sometimes been dismissive, and there are concerns that the overall quality and hygiene standards of such establishments have declined, potentially due to franchising or cost-cutting measures.
I got food poisoning from their paneer junglee sandwich 😭 now I know which insect caused it
I once ordered brownies from their shop and I found small metal wires while chewing... Could have been fatal if I would have swallowed it without chewing...
This chain has really gone down the drain. We got called the other day in Bengaluru at a posh neighborhood and the cake were clearly tangy and spoilt.
I went to a theobroma in a very posh and prime market of South Delhi. Ordered two brownies from there and one of them had a very little piece of plastic inside of it.
Theobroma is shite. Just inflated prices bad servicing and bad pastry.
Your branch in Runwal Greens, Mulund west, Mumbai is just shitt. Tables aren’t clean. Employees shouting and giggling loudly behind the counter. Even saw flies sitting on your pizza dough. Please don’t hire employees who dont have mannerisms.
Imagine how it would be in the place they make this if store itself is so unhygienic.
I've worked in the hospitality industry and frankly this is only possible if the premises and the kitchen haven't been kept clean properly. The management is to be blamed.
INDIA really need to work on their food quality and standards 🤮
If there is one cockroach it means there is whole infestation nearby plus lack of cleaning from weeks or months.
Food safety is a joke in this country
This is what we saw in Theobroma: Runwal Greens, Mulund West, Mumbai | I cannot believe that this is the condition of Theobroma. I and my friend visited today in the evening and this is literally what we were going to place an order for.
Their quality has gone downhill. I recently ordered a mango mousse and it came spoilt. The cream was literally curdled. Had to throw the whole thing. And their prices are premium!
I went to a fine dining reasturent for dinner and there were red ants all over the chair. I immediately left the place. People in this country don't take hygiene seriously.

The area surrounding the project, particularly the Mulund-Goregaon Link Road and Nahur Road, experiences significant traffic congestion, especially during peak hours. Residents report issues with wrong-side driving, double parking, illegal hawkers encroaching on footpaths, and poor road infrastructure including potholes, broken patches, and construction debris. Ongoing road widening and flyover construction work contribute to noise pollution and further exacerbate traffic jams, making commuting challenging.
terrible traffic at runwal greens sarvodaya junction towards Airoli.. signal not moving .. pls resolve
The Jackhammer noise is still going on. At Mulund Goregaon Link Road near Runwal Greens. Seems like bridge guys working at this hour making noise.
Tackling the #Potholes on Wet Land, patching a pothole with asphalt. Great Job 🤪 how long it will last ???
In general Kolshet has a lot of traffic as there are many townships there
The trees in between of road + barricades + potholes is worst nightmare for vehicles. See in afternoon also complete red.
please send a cop on the village road side of runwal greens building, people came to drol the nursary kids blocked the road by double parking
this auto making a fun while clicked his picture shows they don’t care , location Runwal Greens Nahur Mulund West
Not trying to dissuade you. If you have a wfh job, Kolshet is a good area but the traffic is unbearable during peak time. The lanes are small and the amount of vehicles on that road is unending.
The village road outside Nahur Railway station West connecting CEAT tyre factory and Runwal Greens is in a very bad condition. And the citizens of Mumbai are facing extreme hardships while commuting. Please help us urgently!!!
Runwal Greens / J road junction is destroyed. Flyover barrier. Road digging. Trees in the middle and now a broken patch in the mide.
Just try commuting for a week to and fro during the peak hours to reach there. If you can survive that then good to go ahead.
Village road, Bhandup West is always crowded with traffic. In the absence of a proper plan, it will be difficult to commute on this road. Please do the road widening work. Also road after CEAT until Runwal greens is in a very bad situation.

Properties within Runwal Greens and the broader Mulund area are considered expensive, with 2BHK flats potentially costing around ₹2 crore and 3BHK flats reaching ₹3-4 crore or more. Despite the high prices, some buyers feel that the cost is disproportionate to the amenities or quality offered, especially when compared to other premium projects or even standalone buildings in other parts of Mumbai.
the property rates are high so a. 2BHK in 2 cr might be lil difficult.
Anything u buy is overpriced and if u dont it is still going to get overpriced, so decide..its a good product though
Mulund’s prices are sky rocketing it seems, it’s crazy.
Charges 20% above market price due to "brand value" Yet deliver poor quality homes.
Yes even local developers are demanding 28k psf for redevelopment projects.
2bhk starts from 1.9 cr
Take runwal greens for example in Mulund: it's easily 4 cr for same carpet in gated community.

Residents, including those in Runwal Greens, occasionally experience foul smells, particularly during monsoon season, which are attributed to the Kanjurmarg dumping ground or garbage trucks operating at night. While some note improvements since the Mulund dumping ground closure in 2017, the issue of dust pollution and general air quality remains a concern, especially at lower floor levels.
Hi bro, I have heard people complain about a stench smell in the central suburbs area in one of the posts in this sub. Just wanted to check, does the smell persist in the Nahur area as well?
Open sewer could be a more prominent cause
The air is 90% of time never stinky but sometimes maybe in a quarter it smells bad only at night around 11 pm but if you live above the 5th floor you won't smell it often probably never, the smell is of the garbage trucks which are on duty.
Earlier, the odour was a big issue. It even attracted a hell lot of flies. Fortunately, the dumping grond was shut in ig 2017 and from then onwards, the situation is so very better.
At times the stench stretches all the way to Mulund east and upto Runwal Greens @ Nahur as well
My friend has an apartment in Runwal Greens (Mulund-West).. According to him, the foul smell seems to be from Kanjurmarg dumping group and is an issue occasionally and only during monsoon.

The Mulund area, particularly Mulund West, is perceived as crowded and bustling, with concerns about increasing population density. There are specific worries about the potential impact of Adani projects and the relocation of people from Dharavi to areas including Mulund East, which some residents fear could compromise security and alter the community's demographics.
The crowd over there is crazy and overwhelming.. rush on the roads pathetic..
Overall Mulund East is still better than West interms of culture, crowd etc...but it is getting crowded and full of traffic.
But the crowd can be problematic.
Mulund East PAP impact is unknown, still people are saying that people who will get relocated from Dharavi or PAP will be working class folks. Either way, It would be fair to assume some price fall after these relocation projects get completed...due to change in Demographics.
Tbh east prices would come down significantly after the adani projects, lately been seeing a lot of theft videos on twitter. Anutham itself has so many empty flats gives an idea of so much more excess supply over less demand the prices will go down and are currently going down with an overall trend for mumbai

There are concerns about the construction quality and long-term maintenance of Runwal projects, including Runwal Greens. Residents have reported issues such as flats aging badly, poor overall maintenance, and specific problems like leakage. Charges 20% above market price due to "brand value" Yet deliver poor quality homes. (Happened in Runwal Greens and Anthurium Mulund)
Forest, Greens, Bliss are of one brother which are known to have poor construction quality and leakage issues.
In Mulund, Runwal Greens is badly maintained if you ask me.

There is a general concern among residents about the increasing popularity and development in Mulund leading to overdevelopment, which could result in the loss of natural views and green spaces. While Runwal Greens itself is a gated community with some green areas, the broader trend of builders constructing towers on former hills is seen as detrimental to the natural landscape.
They can. Go and see Hiranandani Powai. That was a hill before. Similarly along Ghodbunder road Thane. They can and have already cut hills and constructed towers.
As if people not posting here will stop builders from ruining the hills. I have witnessed how much of the landscape has been destroyed by towers over the past two decades.
The Rub of the Green biggest ally other than the #illegalHawkers are the various Illegal Nurseries set up on the footpaths all across the city. Here is one nr Runwal Greens at Nahur Road, Mulund West
No please no. Popularity = attention = gardi = many towers = my view of the mountains ruined. Humko rehnedo shaanti se.
There are green spaces. Rustomjee forest. Runwal greens. Hiranandani garden. Lodha meadow. Lol 😆 only in gated communities

The developer, Runwal, has an inconsistent reputation, with some feedback describing them as a 'shady builder' known for potential delays in possession and a lack of consistency in project quality. While some projects might be well-regarded, others, including Runwal Greens, have faced criticism for construction quality and maintenance issues.
Runwal and Lodha are known for substandard infra
Runwal is a good builder sometimes and a really poor one sometimes= no consistency
Runwal is a shady builder May delay the possession Better to pay bit more to reputed builders and get a good peaceful sleep
