You will have everything! Ground (Cricket ground but you can play football too), swimming pool, gym, multipurpose hall, badminton/squash court, TT, library, Club Restaurant. My wife works in Vikhroli East and I work at Powai so this place was central to us both.
The main advantage of the location is connectivity to Powai, Vikhroli and BKC. Also whenever the metro gets built it would be even better connected.

Hey. Overall a good place to be. Elevator situation is already improving, only problem is that they are a bit slow. Construction noise will be there for next few months as they are still finalizing the club house and other amenities but that's not too intrusive on a day to day basis.
Yes. I have moved into Runwal bliss. There is zero water clogging ever. Never had any water issue. Some other wings do have problem once a month maybe. There is smell sometimes but that is also eliminated once you are inside your home

The surrounding locality provides convenient access to essential services and amenities. Reliable broadband options like Jio and Airtel are readily available. Residents also benefit from a diverse range of fruit and vegetable shopping choices and a vibrant street food scene, with additional dining options accessible from Powai.
I was suggested by the guards there for Jio. Everyone is going for Jio he said, so I got it installed. No complaints. Working well. Initially (5 months ago) faced a bit of fluctuation but now it is pretty stable.

Both Jio and Airtel broadband are available. Mobile network for Vodafone is decent (not sure about others). Fruit and vegetable shopping options are great in terms of variety and availability. Food: Street food is pretty good, lot of really good Vada pav, tea and other snacks nearby. A couple of bakeries including an Iyengar are quite close. Few options that provide home cooked food on a budget, but for anything else you can order in from Powai.

While some opinions vary, a notable perspective suggests that the apartment sizes, though not exceptionally large, are comparable to or even more spacious than those offered by other prominent developers in projects along the Central Line near Ghatkopar.
Oh well, in my opinion, the rooms aren’t that small. I mean, we looked into every project on the Central Line close to Ghatkopar, from Lodha to L&T, and all the rooms were similarly small. And yeah, Runwal has small rooms too, but they’re not as small compared to others.

Where residents want improvements
A significant and pervasive issue is the strong, unpleasant odor originating from a nearby dumping ground, which is particularly noticeable during monsoon season and at night. This stench affects not only the immediate vicinity of the project but also extends to surrounding areas. There are concerns that real estate agents may mislead potential buyers by scheduling visits during times when the odor is less apparent.

Only issue we have faced is there is a strong smell of waste once in a while. Close all the windows and put on AC for half an hour and it's fine.
I did know about the dumping ground stench issue but I thought it was only an issue in Kanjurmarg East , I also confirmed with some acquaintances that the stench is not an issue in Kanjurmarg West. After paying a hefty rent of 55k per month, it boils my blood when the stench starts coming. Closing all the windows and turning the AC on is the only solution if you wish to avoid it.
The dumping ground is going to be shifted, by when that is a question ! There are multiple complaints filed & also hearing is in favour of shifting it to somewhere further. The shifting will definitely speed up as builder lobby will surely get it done fast as Karjurmarg, Vikhroli area are now in high demand because of its proximity to some corporate facilities. So sooner or later it will shift because of the value of the location.
The stench is due to a chemical agent used by dumping companies to mask the odor of waste. It emits the same persistent smell. Bhandup, Kanjurmarg, and Vikhroli are likely to face this issue for at least the next ten years.
Woah! I stay in Bhandup(west), and was woken up in the middle of the night by this stench, for the last 2 days. We usually get this stench for ~10-15 mins in the morning, but this was pretty bad. Surprised even folks in Powai are not spared !
Yeah, you aren't spared from the stench. It's more prominent at night or during the rainy season.
The smell is worse during the rainy season. I keep the windows closed and use the ac every night even though it's not that hot.

We have purchased a flat in Runwal bliss project in Mumbai. But we are extremely disappointed. There are large number of problems due to very very poor construction quality. FM responses are very delayed and things, if they get resolved take lot of time.
Runwal's construction quality is poor - so the paint keeps peeling if waterproofing isn't done.
Quality of Work by RunwalOfficial at Runwal Bliss. Multiple follow ups, emails and requests made to the FM Team. Representative Mr. Kiran, Mr. Sanjay Vanjare had assured that it will be fixed but still it is pending.
Runwal as a builder is "okay". Don't have high expectations.

Why this builder and their employees are so horrible? its just impossible to shake them by normal human being.
They will try to handover before the RERA deadline. Will complete only those things which will help them with getting the OC. They will keep lot of things pending for which you will have to beg them. Similar thing happened with the older buildings. Once they went to the sales office to compliant and instead they filed police complaint against the residents for doing so.

Consistent flaunting of noise pollution guidelines at Runwal Avenue and Runwal Bliss construction sites in Kanjurmarg . This is the noise of drilling and piling right now at 8:30 pm and this is usual case till 12-1 in the night.

No electricity issue, water issue is sometimes present but depends on the block. A, B, C blocks are currently under construction so they stop water to do the connections once in a while - say once in 10 days but it is for a couple of hours only.

The Kanjurmarg East area, where the project is located, experiences severe traffic congestion, particularly during peak hours. The addition of thousands of vehicles from large housing projects like this one, coupled with narrow roads and ongoing road and metro construction, leads to choked lanes and extended commute times. Issues such as blocked roads due to improper parking and auto drivers refusing short trips further exacerbate the problem.

It is a good society. The only caution I’ll give is that LBS gets really jammed due to all the metro and road works. So what may feel as 10 mins to office may as well be 45mins.

can you pls check this road opposite Runwal Bliss. Half the road is blocked due to parking . Other half gets blocked due to vehicles overtaking , thereby blocking the entire other lane.
Just try commuting for a week to and fro during the peak hours to reach there. If you can survive that then good to go ahead.
Mumbai will be a colossal mess soon. In Kanjurmar east, suddenly thousands of vehicles added to a congested road after Runwal bliss project completed..you buy flats worth several crores but you step out of the compound to a chaotic world.

Heard the same. If they are saying 2-3 months means it will be 6 months before it is operational. Lift part is sad. Hope they improve.

Someone also said that the swimming pool is very small and it cant cater so many people at once. Also, they claim that they have the biggest club house. But the reviews say something different.

OP in my opinion 55k can get you a good 1BHK in Dadar itself, why would u pay this high rent for a place which is not safe for you and your family.

The area surrounding the project, particularly near its gates, is plagued by poor sanitation, with regularly overflowing garbage bins. Sanitation can be a problem as I have regularly seen highly overflowing garbage bins near one of the Bliss gates.
This is a daily routine for people staying in Kanjurmarg East. It is in front of Runwal Bliss Gate. Requesting you to please move these dustbins from this place. It is very unhygienic and heart wrenching to see.
The STP water being supplied in our society — Runwal Bliss, Kanjurmarg East — is extremely unhygienic and poses serious health risks. This is a major public safety concern.
