The main advantage of the location is connectivity to Powai, Vikhroli and BKC. Also whenever the metro gets built it would be even better connected.
Speaking about Kanjurmarg specifically, you can checkout Lodha apartments and Arcade earth. These two are the best projects here with Kanjurmarg station nearby and of course upcoming Kanjurmarg metro station in future.

I have considered many other projects in and around bhnaudp Kanjurmarg and this runwal looks to be the best! Of course every project has its share of negatives. But here the positives are many.
You will have everything! Ground (Cricket ground but you can play football too), swimming pool, gym, multipurpose hall, badminton/squash court, TT, library, Club Restaurant. You have a walking track along the ground in case you want to walk around. There is a children's park next to the ground. I hope I am not missing out on anything!
Few things are opening slowly. P4 park, children's play area, walking track, parking are open. Rest everything is still under construction and would atleast need 6 months.

Oh well, in my opinion, the rooms aren’t that small. I mean, we looked into every project on the Central Line close to Ghatkopar, from Lodha to L&T, and all the rooms were similarly small. And yeah, Runwal has small rooms too, but they’re not as small compared to others. Since we want to move as soon as possible due to a family member's situation, Runwal is the soonest to be ready for possession, and it was well within our budget, so we booked it.

I was suggested by the guards there for Jio. Everyone is going for Jio he said, so I got it installed. No complaints. Working well. Initially (5 months ago) faced a bit of fluctuation but now it is pretty stable.

Mumbai is generally safe so no worries on that. Slums are a part and parcel of Mumbai so nothing to be wary off. Just follow general safety precautions which you will do everywhere.

The dumping ground is going to be shifted, by when that is a question ! There are multiple complaints filed & also hearing is in favour of shifting it to somewhere further. The shifting will definitely speed up as builder lobby will surely get it done fast as Karjurmarg, Vikhroli area are now in high demand because of its proximity to some corporate facilities. So sooner or later it will shift because of the value of the location.

Hey. Overall a good place to be. Elevator situation is already improving, only problem is that they are a bit slow. Construction noise will be there for next few months as they are still finalizing the club house and other amenities but that's not too intrusive on a day to day basis. Waste disposal odour is not only specific to Runwal, it's a Kanjurmarg issue. There is a huge waste disposal plant 500m from here, so the odour stems from that. Don't think anything can be done of that.

A couple of bakeries including an Iyengar are quite close. Few options that provide home cooked food on a budget, but for anything else you can order in from Powai.

The stench is due to a chemical agent used by dumping companies to mask the odor of waste. It emits the same persistent smell. Bhandup, Kanjurmarg, and Vikhroli are likely to face this issue for at least the next ten years.

NO NO NO BIG NO - Your life will be destroyed by health issues creeping in due to the exposure to the dumping ground and the fumes emanating from it as well as the bacteria and viruses in the air that flows in the area. You shud nit buy it even at 1 cr or lesser.
The smell is worse during the rainy season. I keep the windows closed and use the ac every night even though it's not that hot.

Runwal as a builder is "okay". Don't have high expectations.
Runwal, Oberoi, Rustomjee and Hiranandani. These are the only badasses that get things done. Rest of them are fakeasses
The builder is a scamster, the M in their CRM means Mismanagement. They don't even fear RERA.
They will try to handover before the RERA deadline. Will complete only those things which will help them with getting the OC. They will keep lot of things pending for which you will have to beg them. Similar thing happened with the older buildings. Once they went to the sales office to compliant and instead they filed police complaint against the residents for doing so.

Every night, throughout the night, construction is being carried out in Runwal Avenue in Kanjurmarg East. The police have not been successful in stopping this. What do we as public need to do to stop this menace?

They told us we'd get it by next Diwali, but I'm not too sure. when I checked back in July 2025, more than half of the inventory was still empty. Not sure about now, but I doubt it's even reached 50%.
I just hope we get our possession as soon as possible or atleast by the time they promised

We have done the booking for Runwal Avenue some 10 days back. But till date we didn't get the receipt. The sales guy is telling he hasn't logged in the details. So after 10 days I didn't get the receipt is quite surprising.
I have cancelled booking one flat in your Runwal Avenue but your finance department is not returning my booking amount even after several request, I m middle class family and due to father health I have cancelled the booking.
Visited Runwal Avenue. Initially, they promised an all-inclusive, negotiable deal covering all my needs. 2 days later, they denied it all. Is this how they treat serious buyers? If this is pre-booking experience, can’t imagine post-sales. Better options out there.

There is Runwal as well, but from what I have heard the houses have compromised space though being 2-3bhk.
