Runwal is the soonest to be ready for possession, and it was well within our budget, so we booked it.
1.10 Cr for 2 bhk I think is an good rate and it is a well known project so you will get a good rate.

the rooms aren’t that small. I mean, we looked into every project on the Central Line close to Ghatkopar, from Lodha to L&T, and all the rooms were similarly small. And yeah, Runwal has small rooms too, but they’re not as small compared to others.
My perspective: rooms are decent 9 towers in 21 acres, so I guess density is decent too, considering the offerings of other projects.
For premium 3 BHKs, nobody comes close to Runwal for the layouts and just the massiveness of the rooms and bathrooms.

They will keep lot of things pending for which you will have to beg them. Similar thing happened with the older buildings. Once they went to the sales office to compliant and instead they filed police complaint against the residents for doing so.

The area around the project, including Ghodbunder Road and Kolshet, is notorious for heavy traffic congestion, especially during peak hours. This makes daily commutes challenging and time-consuming, with some residents reporting travel times exceeding three hours daily, particularly for those working in areas like Goregaon.
The traffic in the area is on an exponential increase. Evenings and weekends are horrible
the commute alone would cost you more than 3 hours of your time daily
the traffic is unbearable during peak time. The lanes are small and the amount of vehicles on that road is unending.
Ghodbunder road is travel nightmare.
Since it’s just off the highway, you’ll have lot of traffic disturbances through the night.
Just try commuting for a week to and fro during the peak hours to reach there. If you can survive that then good to go ahead.
In general Kolshet has a lot of traffic as there are many townships there

it's best to avoid the top most floor since the terrace is directly exposed to heat and rain.
Please check safety guidelines. Most fire bridges don't have equipments that go that high.

People have also now started burning trash every other night so the entire area is filled with toxic smoke. There are days I wake up with a sore throat because of the pollution overnight. There's a lot of construction going on everywhere so the area is always polluted and dusty.

Try visiting existing Runwal projects. I have noticed they age badly. And the maintenance is not great.
Amenities, try and avoid buildings with too many amenities because once the developer hands over the society, it's all dependent on how much money the members decide to spend on the luxury which attracted them to the project. Most cases the housing society members will become very cost conscious when the maintenance cost increases.
In Mulund, Runwal Greens is badly maintained if you ask me.
