What residents appreciate the most
Raunak 108 is perceived as an affordable option that fits within many buyers' budgets, with 1 BHK units marketed at competitive prices, some even below 50 lakhs for a 360 sq ft carpet area. This pricing is considered a good deal compared to other properties in the Kasarvadavali and Ghodbunder Road areas.
i guess for this budget it is good deal... u won't get less than 60L in other ghodbunder rd like kasarvadavli, Hiranadani
Less than 50L including everything as well as possession charges. Carpet area is 360 RERA + Balcony
Raunak is a good builder. If it fits budget go for it
1 BHK luxury apartments are available at a selling price of INR 58.26 Lacs.
The cost seems to be fitting my budget.

The upcoming metro line is viewed as a potential game-changer for the area, expected to significantly alleviate current traffic congestion and improve overall accessibility. Many prospective buyers are considering moving into the area once the metro becomes operational, anticipating a resolution to existing commute challenges.
Yes truly will be a gamechanger
all problem will resolve once metro starts
I'll be moving in after the metro work is done in two years hence, seems like an alright plan.

The Ghodbunder Road area, specifically from Manpada towards the Fountain Hotel side, is noted for experiencing particularly pleasant weather conditions during the winter months.
Only positives of ghodbunder road....from manpada onwards to fountain hotel side .....best winters !!!

Where residents want improvements
The project's location in Kasarvadavali, particularly along Ghodbunder Road, is a significant drawback due to its distance from the main railway station and major shopping malls. The area is plagued by brutal and terrifying traffic congestion throughout the day, especially during monsoon, resulting in excessively long commute times (e.g., 30-40 minutes to the station, several hours for daily work travel). The location is often perceived as isolated and a downgrade compared to more central areas.
Bahut andar h n auto wala takes 40 rupees no matter what for less than 1 km distance .. avoid inner part go with road touch property
Be mentally prepared to devote atleast a couple of hours in travelling to and fro from work.
Thane's too deep.
Very far and gb road is always fucked up
it's way too far from the station and Malls like Viviana or High street etc., Finally the traffic on GB road is just brutal, that will be a real pain if you are a frequent traveller.
Traffic is so pathetic in the area round the clock

A major concern is the developer's consistent history of project delays. Previous projects like Raunak Residency and Raunak Serene have experienced substantial delays, some extending up to 9 or 10 years. There is a common expectation that any committed delivery timeline should be extended by at least two years to account for potential delays.
Raunak serene too, delayed by 2 years.
Year after year, many projects had been delayed their delivery timelines extended under RERA with shady deals.
Bad construction quality... I've also heard about delays
They have had issues with late possession.
Whatever date they commit add 2 yrs to it :)
Raunak residency which has still not been completed even after 9 years from launch.
Aren't multiple of their projects delayed?
Keep it clear, factual, and helpful for other residents.
While the metro is anticipated to improve connectivity, its completion is significantly delayed. Official data indicates only 55% completion, with realistic operational timelines projected for 2028 or even as late as 2038. This makes relying on the metro as a short-term solution for current traffic and accessibility problems unreliable.
2028, optimistically, realistically 2038
Wait till government confirms when metro will finally start.
Metro will not complete in 2 years. FYI, it's only 55 Percent complete according to official data from metro corporation.
Line 4 metro will be opened in phases and the first metro won't run even in next 3 years at the least.

The developer, Raunak Group, has a poor reputation for trustworthiness and professionalism. There are significant concerns about shady practices, cash flow problems, and alleged political connections. Past projects have reportedly involved issues such as penalties being unfairly passed on to owners and parking facilities initially promised as included later incurring additional costs.
Do not go for Raunak. They have a project in pokhran 1, Raunak residency which has still not been completed even after 9 years from launch. Untrustworthy and hopeless builder.
They dont deliver on time and ain’t professional Heard it from a few of them
Ronak, as a developer, currently has many problems, including cash flow issues, construction, trust and shady political connections.
From what I've heard from my landlord - they're shady I believe there was an issue of penalties that was supposed to be paid by the company but was instead levied on the owners, and originally they had stated the parking lot is included but now it costs an additional amount.
Shady builder
the builder doesn't adhere to timeline there is no propor after sale service ..and the the sales team itself is third party....they will promise u something else...nd the builder will say ki "Kaun Bola", Is it in writing".

Feedback on the developer's previous projects indicates poor construction quality, with issues such as peeling paint, chipping walls, and malfunctioning lifts in relatively new buildings. Homes are described as small, poorly planned (lacking basic provisions like washing machine spaces), and aesthetically unappealing, leading to critical descriptions like 'vertical slum.' Older buildings by the developer are noted to deteriorate quickly.
Yep and from the looks in the photo too
Vertical slum
I've looked into the old buildings of raunak & unki haalat kaafi kharab hogyi hai 3-4 years me hi
Same as Raymond. Such small homes and poor looking buildings
Bad construction quality...
All the phases are very poorly planned. Like no provisions for placing washing machines or dishwashers. Quality of construction poor. Despite being a relatively new building, paints peel off, cemented portions on walls chip off, lifts are bad.
Keep it clear, factual, and helpful for other residents.
Residents in the developer's other projects have reported recurring issues with water supply, sometimes necessitating water tankers. There are also mentions of potentially higher electricity costs. Furthermore, promised amenities such as gyms, pools, and lawns in other developments have experienced significant delays or remain unfinished, impacting the overall living experience.
the society itself has not come up completely yet, the gym, pool, lawns etc are a while away (they told me 6 months so you can take a year or two easy)
Aur Pani aur bijli jyada lagega.
there is no water in the opposite building. If you buy ensure you install water tanks
I believe the water is currently being topped off with a bowser rn - it's not been an issue for me since I'm one person but might be an ish if you're more than one

The developer has faced legal challenges, including issues with unclear land titles and multiple litigations on properties. There are also reports of misleading sales practices, where third-party sales teams make promises that the builder later disavows, and instances where penalties were allegedly passed on to property owners instead of being borne by the company.
the sales team itself is third party....they will promise u something else...nd the builder will say ki "Kaun Bola", Is it in writing".
there was an issue of penalties that was supposed to be paid by the company but was instead levied on the owners, and originally they had stated the parking lot is included but now it costs an additional amount.
the proposed project land is not even title clear. they have 7 litigations on the same property.
Year after year, many projects had been delayed their delivery timelines extended under RERA with shady deals.

The project is unfavorably compared to MHADA (Maharashtra Housing and Area Development Authority) housing, but at a higher price point. This comparison suggests a perception of high population density and potentially overcrowded living conditions, raising concerns about the quality of life and space.
Aao Kabhi Lodha Mahada (Amara)...
mehenga wala mhada
Haha Too many people?

The residential units are described as small, with a 1BHK apartment having a carpet area of approximately 360 sq ft. This size is considered inadequate for the asking price (e.g., 50 lakhs), leading to a perception of poor value for money.
Same as Raymond. Such small homes
360 sq ft carpet area for 50 lakhs!!! That's insane.
Keep it clear, factual, and helpful for other residents.
There are reports of significant discrepancies in pricing, with different agents quoting widely varying figures for similar units (e.g., less than 50 lakhs versus over 60 lakhs). This inconsistency raises concerns about transparency in pricing and potential for buyers to be quoted different rates.
Please give me the no who is quoting you so less I went there 1 week ago and they quoted me 60+ lakhs
Please give me the no of the agent who quoted you less than 50lakhs from where I removed details they quoted me 60+ lakhs
