Regarding the herdillia chemical plant, it is shutting down.

Good things are Turbhe Kharghar Link Road that will pass just in front of this project, high probability of Phoenix mall coming on the land parcel opposite the Solaris project and upcoming Google data center in the Herdillia chemicals land.

Proximity to Industrial Area & Chemical Smell

The project's location in or near the Juinagar industrial area, including proximity to chemical industries like the IOCL Terminal, is a significant concern. Residents and visitors have reported a persistent chemical smell, sometimes causing eye irritation, and the area is described as highly polluted. While there are claims of industries shifting, the current impact remains a drawback.

Leasehold Land / Sub-lease Rights

A major concern is that buyers acquire sub-lease rights rather than full ownership of the property, as the land itself is on a 99-year lease from authorities like CIDCO or was originally leased from Herdillia. This arrangement may also involve significant MIDC charges for transfer.

you cannot own the property here even after spending crores. after you make payments you will realise you get only sub-lease rights and not ownership.

High Pricing

The pricing for units, particularly 1BHKs, is considered very high, with figures like 1.23 Cr, 1.15 Cr for 450 sqft, and 1.28 Cr being cited, and 2BHK/3BHKs starting from 2.25 Cr, leading some to describe it as expensive for the Juinagar location.

Long Possession Dates & Ongoing Construction

The project has relatively long possession timelines, with the first phase expected by 2028 and the full project by 2031. Additionally, the ongoing process of industrial relocation in the area suggests that decades of construction activities might continue, impacting the living environment.

Potential View Obstruction & Noise

There is a risk of future view obstruction from a new building potentially being constructed on an adjacent plot not part of the project. Furthermore, the proximity to several religious spots may necessitate good soundproofing solutions for residents.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
