We took a 2bhk in Royale despite all the negative comments, of delayed constructions. It all depends upon ur budget, preferences of area..etc We wanted something in vartak area..and an under-construction project as in these we have the liberty to pay the demands as and when the slabs get completed. If you can wait 3-4 years for the possession I don't think anything wrong in investing. As Raymonds, maithili pride are all demanding much more.

As a lifelong Vartak resident, all I can say is that the area is perfect with hospitals, schools, malls, markets, highway, metro stations, TMC bus connectivity, wide roads, a mountain range, and a lake, all literally within walking distance. Even if you choose to go with Puraniks, the area will always be a USP more than the project.

But i find it good with shops, private and Jupiter hospital nearby, singhania school is also nearby..... From cadbury junction you get buses to every popular Mumbai Metropolitan region areas.

the carpet is decent enough. I just took a ride around the area last week and it has markets, shops, good connect, its windy and air doesnt feel that polluted. Overall i think this is what i am looking for. I looked into puranik grand central builders - project looks good - possession they say will be dec 2024(for one tower) and i took a look into that tower, outer structure till terrace is ready, dont think so there'll be any issues - price quote 1.3cr for 644sqft 2 bhk

Puranik is scam, 3 buildings from them is under construction from 8 years and yet rera possession date is 2026. They stopped rent for original tenants for which they are redeveloping. People are pissed from their fake promises. Stay away from puranik.

Bro, invest in crypto and lose all your money rather than investing it in Purankis. Most of the Puranik buildings in that area are stalled and hundreds of families are suffering. The building has been under construction since a very very long time. Do not trust their sales persons.

I have heard in that area redevelopment projects are there and for one of the tower which puranik delivered i.e. tressora These tenants from redevelopment are not maintaining it due to which water cuts, lift stuck, all these issues happen.

SRA are Slum related. These around more than 50 mhada buildings and most of them were 40+ yrs old. Hence, govt gave permission to builders to purchase the building and build new one. Not only puranicks but many other came as well. Initial floors. Probably from 1-10 will be shared by previous tenants after which only new flat buyers.

Redevelopment. We already owned house in mhada buildings prior to construction. The contract was with Saga before, later he went to jail, it seems due to bankruptcy as we wont get rents for months and the projects were handed to puranicks.

Only problem is this vartak nagar area is considered a bit down market as it is old locality of middle class and lower middle class people. Gen Z and non Marathi people don't like this area, they prefer Majiwada GB road, kolshet etc...
