We took a 2bhk in Royale despite all the negative comments, of delayed constructions. It all depends upon ur budget, preferences of area..etc We wanted something in vartak area..and an under-construction project as in these we have the liberty to pay the demands as and when the slabs get completed. If you can wait 3-4 years for the possession I don't think anything wrong in investing. As Raymonds, maithili pride are all demanding much more.
pricing and location wise puranik is negotiable upto 1.15 which is a pretty good deal for this area I think.

The project is situated in Vartak Nagar, an area highly praised for its robust local infrastructure. The environment is also noted for being windy and experiencing less pollution.
As a lifelong Vartak resident, all I can say is that the area is perfect with hospitals, schools, malls, markets, highway, metro stations, TMC bus connectivity, wide roads, a mountain range, and a lake, all literally within walking distance. Even if you choose to go with Puraniks, the area will always be a USP more than the project.
Overall i think this is what i am looking for. I looked into puranik grand central builders - project looks good
But i find it good with shops, private and Jupiter hospital nearby, singhania school is also nearby..... From cadbury junction you get buses to every popular Mumbai Metropolitan region areas.

The immediate area around the project in Vartak Nagar is noted for being currently free of major traffic congestion, offering a smoother local commute compared to other heavily trafficked parts of Thane.
But this area is considered a bit down Market as it is old locality of mhada building and old middle class people area. But it is at present free of major traffic jam.

the carpet is decent enough. I just took a ride around the area last week and it has markets, shops, good connect, its windy and air doesnt feel that polluted. Overall i think this is what i am looking for. I looked into puranik grand central builders - project looks good - possession they say will be dec 2024(for one tower) and i took a look into that tower, outer structure till terrace is ready, dont think so there'll be any issues - price quote 1.3cr for 644sqft 2 bhk

Puraniks Grand Central, including specific towers like Superio and Elito, is plagued by extensive and prolonged delays. Projects initially promised for possession in 2021 or 2023 have seen minimal progress, with some remaining under construction for 7-12 years. This has led to significant frustration and uncertainty for hundreds of families awaiting their homes.

people booked flat in the superio puraniks grand central, Vartak Nagar, Thane in 2020, possession date on agreement was June 2023 but by today only 5th slab is completed by you.
Most of the Puranik buildings in that area are stalled and hundreds of families are suffering. The building has been under construction since a very very long time.

This Project Elito Grand Central Vartak nagar was stuck for nearly 7-8 year & Nearly 200 families are waiting possession.

Puraniks Grand Central is a redevelopment project of old MHADA buildings, which brings inherent complexities. Concerns include potential issues with maintenance, water supply disruptions, and lift malfunctions in delivered towers (like Tressora) due to the integration of original tenants who may not adhere to society rules or pay maintenance. The land being leasehold is also a point of consideration for buyers.
Also, it's a redevelopment project like most of the new projects in the area except Raymond's.
I have heard in that area redevelopment projects are there and for one of the tower which puranik delivered i.e. tressora These tenants from redevelopment are not maintaining it due to which water cuts, lift stuck, all these issues happen.
SRA are Slum related. These around more than 50 mhada buildings and most of them were 40+ yrs old. Hence, govt gave permission to builders to purchase the building and build new one. Not only puranicks but many other came as well. Initial floors. Probably from 1-10 will be shared by previous tenants after which only new flat buyers.
Redevelopment. We already owned house in mhada buildings prior to construction. The contract was with Saga before, later he went to jail, it seems due to bankruptcy as we wont get rents for months and the projects were handed to puranicks.
Ahh it is redevelopment project, so it will be lease land for certain years.

The Vartak Nagar area, while offering good amenities, is sometimes perceived as a 'lower middle class' or 'down market' locality due to its history of old MHADA colonies. This perception might deter certain demographics, particularly younger generations or non-Marathi speaking individuals, who tend to prefer more upscale areas like Majiwada or Kolshet Road.
But i find Reddit people don't recommended this may be because of lower middle class due to old vartak nagar mhada colony.
Only problem is this vartak nagar area is considered a bit down market as it is old locality of middle class and lower middle class people. Gen Z and non Marathi people don't like this area, they prefer Majiwada GB road, kolshet etc...

For specific towers like Elito Grand Central, the Occupancy Certificate (OC) has been significantly delayed, with the builder attributing the hold-up to alleged 'red tape and high-handedness' from municipal officials. This delay prevents residents from legally occupying their homes even after physical completion.
But the builder team is saying OC is stuck Because of TMC officials Red tape and High Handedness !!!
Puraniks say they have applied for OC. REQUESTING THE TMC TO GRANT OC ON HUMANITARIAN GROUND.
