Where residents want improvements
Mumbai's real estate market is perceived as exorbitantly expensive, making it challenging for many to afford a decent home. Even a 2 BHK flat in Mahim, around 520 sq ft, can cost upwards of 5 Cr after registration, leading to significant financial strain and long-term loan commitments.
Prescon midtown bay 2 bhk..520 sq feet * starting 4.8 cr . After registration will cross 5 cr.
Mumbai is crazy costly ...you will always feel poor.
A good 3bhk in a good locality and by a good builder will be roughly 4 crores... To be able to afford to pay a 5lakh/month EMI, you've to make 10L/month after income tax.
A barely known builder quotes 5 cr for a 520 sq feet flat in Mahim even. It is not worth it to dump your money in a below average residence and live the rest of your life paying off the loan.
Who's buying these flats? 90% of Mumbai's real estate has become a revenue source for builders, brokers, and banks.

The city faces significant challenges with air quality and road conditions. Despite being in a 'good locality,' residents may still contend with poor AQI and inadequate infrastructure, raising concerns about overall health and living environment.
Even if I have a 100 crores I would never buy a home in Mumbai, with an AQI of 150 it’s not worth paying 4-7 crores for an apartment.
Look at our AQI and roads all over Mumbai. Having big Towers, big mall in area doesn't mean good locality. Why it's normalised to pay Crores of rupees to flat where air pollution and roads are bad.
Navi Mumbai has an even bigger AQI problem thanks to the industries in Taloja and Trans-Harbour belt.

Despite the high property values, apartments in Mumbai, including those in Mahim, are often perceived as small or 'matchboxes.' For instance, a 520 sq ft 2 BHK costing nearly 5 Cr is considered a below-average residence for the price.

That’s also like a small 3 BHK, most Bombay houses are like matchboxes.

There is a strong belief that Mumbai's real estate prices are artificially inflated, possibly due to the influence of black money and the real estate 'mafia.' This manipulation benefits builders, brokers, and banks, making properties unaffordable for the common person.
Itd just that the Mumbai real estate mafia has jacked up the land prices for their benefit. The only people who are getting rich here are the ones selling these apartments.
Black money has to go. All this real estate isn't worth shit. All the prices are inflated to account for the black money.

There is a concern that maintenance costs for gated projects in the vicinity can become excessively high, potentially impacting the overall affordability for residents, even for those with a substantial budget.
I’d scouted a lot of these gated projects but the maintenance seemed to go out of hand with a similar budget as yours.

Some former residents express that the overall quality of life in Mumbai is low, especially when considering the high cost of living. This includes issues like small living spaces and challenging commuting conditions, making it feel like an average life despite significant effort.
Frankly as an ex mumbaikar I can say it was beyond aspiration....and kinda buzkill to work that hard just to have avg life in Mumbai. Might as well work half hard and switch city ....this what we all siblings did..as houses were too small ...and travelling was pathetic. Overall quality of life was too low.
