What residents appreciate the most
A significant unique selling proposition of the project is the beautifully sculpted ISKCON Sri Radha Govind Dev Temple located within the residential complex. This is highlighted as the first ISKCON temple within a residential society in Maharashtra, adding a unique spiritual charm and positive vibes. Many residents, including non-Hindus, find the temple premises very nice and peaceful, not causing any disturbance.
Having such beautiful Iskcon in your complex, is just a cherry on top.
And due to the Isckon temple and the upcoming Isckon complex, it has positive vibes in the whole complex.
The temple premises are very nice, I won't deny that. But the flats are not worth it.
Can go to the ISKCON temple if you are religious, also they have a great dosa stall.
I'm non-hindu by background, atheist today; never found the temple or the alleged cult to cause any disturbance to me.

The project is highly praised for its wide array of modern amenities, including a library, pool, and various sports facilities, which are consistently described as top-notch and well-managed. Residents appreciate the peaceful environment and the overall upkeep of the society, contributing to a high quality of life within the complex. The developer has also actively engaged the community through initiatives like 'Weekenders,' focusing on green living and community events.
Society is good, amenities are also good.
It’s expensive yes but felt well maintained to me. I also went and felt the place to be quite peaceful.
Very well maintained, parking is well planned too and construction quality is good.
Water and electricity works, idk what exactly you're asking lol. Ive faced no issues with amenities, lift, or parking.
I live here too! I think the society is extremely well managed - the library, pool, games, everything is top notch.

The project is noted for its good construction quality, with some sources specifically mentioning Tata construction, which is perceived as superior to that of competitors. This contributes to the overall appeal and durability of the properties within the complex.
quality product (Tata construction)
Among all the new projects in the Balkum-Kolshet area I found Vaikunth to be the best in terms of construction quality.
Vaikunth's has TATA construction which is far better than Dosti's construction.
Piramal boasts good construction quality (by Tata projects).

The developer has a track record of delivering projects on time, with some clusters receiving occupancy certificates as per RERA dates. This commitment to timelines is a positive aspect for buyers, ensuring they receive their properties without significant delays.
on time delivery (none of their cluster has been delayed from Rera date)
Piramal Realty begins delivery of Piramal Vaikunth; its first project in Thane
The prices have increased as the developer is trying to capitalise on the nearing possesion aspect

Residents appreciate the project's design, which features a lower density of buildings compared to other townships in the area. This results in more open spaces, wider views, and a less congested living environment, with each building often standing alone.
Piramal boasts good construction quality (by Tata projects). It has lesser congestion (less buidlings in same area).
low density project (NOT 50 building in 40acres).
Every building is a standalone and has a very wide and open view.

The residential complex has embraced modern sustainability by installing EV charging points in partnership with Jio-bp. This provides convenient and accessible charging options for residents, catering to the growing trend of electric vehicle adoption.
The EV charging stations will be installed at Piramal Vaikunth and Piramal Mahalaxmi projects in Mumbai, providing convenient and accessible charging options for residents of these developments.
Jio-bp has announced that it has installed the first set of EV charging points at Piramal Vaikunth in Thane.

The project benefits from its proximity to an upcoming metro station, which is expected to be within a short distance (200-300 meters). This future connectivity is seen as a significant factor that will enhance accessibility and potentially drive property value appreciation.
I think it is priced well given the amenities inside and proximity to upcoming metro station and other popular spots.
There's a metro station coming up at a distance of 200-300 metres from Piramal Vaikunth. Good luck getting these prices after 2025.

Where residents want improvements
A predominant concern among potential buyers and residents is the high pricing relative to the small carpet areas offered. Many describe the flats as 'doll houses' or 'matchbox flats,' with even 2BHK units having surprisingly small footprints (e.g., 370 sq ft for 1BHK, 509 sq ft for 2BHK). This makes the properties feel not worth the cost, especially when compared to other options in Thane or even Mumbai suburbs.
Vaikunth is soo overpriced man, they are not lowering their prices for a 550 sq ft match box flat. quoting itself is 1.35 cr. insane pricing.
I have been there looking for a bhk and I was horrified walking into a doll house of 370 something sq ft tagged as 1bhk. Extremely overpriced as well considering it is damn too far away from the station.
The houses are too small, and the vicinity area is not well planned. But the flats are not worth it.
Flats from inside arent great. Too small in size. They will try to sell only by showing the amenities but ultimately you are not going to sleep in the badminton court or the swimming pool right? So amenities, yes they are good. Flats in terms of size- nah
The flats themselves feel small and overpriced - I checked out a couple before landing on a relatively good deal (for rent).

The area surrounding the project, particularly Balkum Naka and Saket Road, suffers from significant traffic congestion, especially during peak hours, making daily commutes challenging. The external locality is often described as 'shady,' 'chaotic,' and 'filthy,' with narrow roads and nearby slums and hutments, which detracts from the overall living experience despite the well-maintained interiors.
Piramal vaikunth is going to be traffic and crowd nightmare, avoid totally.
Balkum Naka and Saket road traffic congestion is insane at peak hours
The road to get there is a little shaddy at night as of now, hope it gets better
The area outside Piramal is chaotic and at times filthy. Road too is narrow.
Extremely overpriced as well considering it is damn too far away from the station. When I stepped in through the Iskon temple side it just looked too vanilla, kinda too quite for my liking, almost didn’t see anyone apart from sales people and potential customers.

Residents have reported numerous issues after taking possession, including poor construction quality, lack of freedom for layout changes, and technical design flaws (e.g., inconvenient AC core cutting, missing outlet pipes). There are also complaints about incompetent helpdesk services, unfulfilled promises regarding parking (stack parking instead of ground parking), frequent power cuts, and persistent delays in essential services like gas supply. Elevator issues, including long wait times and entrapments, have also been noted.
The lifts are shitty we live on the top floor it takes us 15 mins give or take everything with the lift.
when the gas supply will start at Piramal Vaikunth Cluster2 Balkum Thane. Ur local office does not respond, and the OC of the building is received 6 months back. We residents have been staying there without gas supply.
If anyone is considering buying this property DO NOT. This coming from someone who bought the flat. The construction is shit, the builder has not thought about the property owners doesn’t give the freedom to make any changes in the layout.
Rodent menace at new Cluster 4 in Piramal Vaikunth Thane. Several instances of rodents damaging residents property have been reported. Response from your incompetent helpdesk team so far is peripheral .professional pest control services needed.
Piramal Vaikunth Thane project has the track record of not honouring their commitment. Recently I got possession of my flat, they alloted 2 stack parkings instead of normal ground parkings, committed at time of booking, no where mentioned stack in any booking documents.
There are frequent power cuts at Piramal Vaikunth Thane . But no such situation in other areas of Balkum Thane. Why ?

While the ISKCON temple is a major draw for many, some individuals express discomfort or apprehension about having 'cult followers' in the vicinity. There are also unconfirmed concerns raised about the community's diversity, with rumors suggesting a lack of inclusivity for certain groups, potentially impacting resale value.
It's specific community dominant is what I heard which will eventually impact if one wants to resell it
Is Thane’s Piramal Vaikunth a diverse community? Or do they purposely exclude a particular community from society? No one buys or Rents to a specific community.
That is-kon temple was a deal breaker for me. I wasn’t too thrilled about having the cult followers in the vicinity .

The project's location is criticized for its lack of convenient retail stores, medical facilities, and other daily necessities in the immediate vicinity. Residents often have to travel towards the main junction for basic shopping and services, which can be inconvenient.
There's not many retail stores nearby.
only negative is on the external side where there are some small shops and hutments but tat doesn't make a huge difference

Residents have reported issues with internet service, experiencing prolonged outages that significantly impact their work and daily activities, with customer care often failing to provide adequate solutions.
I reside in Piramal Vaikunth, Balkum, Thane west and since last evening the internet is not working. Its been more than 24 hours and its affecting my work a lot. Customer care has no answer. Pathetic service.

There are unconfirmed rumors circulating about the project's long-term feasibility, including claims that the developer might be selling land parcels within the project to other real estate companies due to the project no longer being viable. This raises concerns about the future of the township and the developer's commitment.
heard a grape wine that you are selling land parcels within Piramal Vaikunth project to Runwal reality, as the project is no more feasible. And that Vaikunth is the last project of Piramal Reality. Is this true?
