The developer, Oberoi Realty, has a strong reputation for completing sanctioned projects on time and adhering to ethical construction practices. Their strategic business model, which includes incentivizing contractors for early completion, contributes to their consistent delivery and success in the real estate market.
Vikas Oberoi is one of the smartest dudes out there. Even now when all of the real estate industry is torpedoing he’s managed to keep himself in the greens. All the construction work for his buildings are done by L&T and he signs a special agreement with them. The agreement is basically that if the L&T finishes the project before the target time, Oberoi will pay them a higher fee.
The only builder who actually completes the sanctioned projects on time and added something to the city in terms of aesthetics.

Where residents want improvements
Concerns have been raised regarding the construction quality of the residential towers, specifically the use of dry walls and potentially cheap or expired materials, which may affect sound insulation and overall durability. The extensive use of glass facades is criticized as being unsustainable and energy-inefficient for Mumbai's hot climate, contributing to increased indoor temperatures and higher electricity bills. Furthermore, some find the architectural design repetitive and lacking in unique character, appearing out of place in the local context.
As someone that has actually studied architecture, these glass facade skyscrapers are best suited to european and other countries where the weather is usually cold(er) round the year. That makes the tall glass buildings in countries like India and especially the blistering middle east completely unsustainable and uneconomical when you factor in cooling and electricity costs.

They have dry walls make with wood and thick paper and gypsum in sky city .. Their older constructions like woods, splendor were all good but Sky City is kinda questionable cause after paying 4-4.5cr you’d atleast want proper infrastructure and good quality walls!
For more context we are working as a vendor over there and no we aren’t buying any products on our own, Oberoi is supplying cheap products from UAE (trying to be smart but ordered more than required) becuz of tie up and it’s been long since they ordered that’s why almost most of the products are expired

The area surrounding Oberoi Sky City is plagued by severe traffic congestion, exacerbated by ongoing and delayed road and flyover construction. Residents frequently report horrible traffic, water logging, and poor pedestrian infrastructure, including broken footpaths and illegal encroachments, which create chaos and safety hazards for the public.

Mall has opened and all washrooms are open, sadly family toilet and the accessible toilet are still locked - Parking is complimentary, no need to pay - Most shops have opened on food court (3rd floor) but many restaurants haven't yet- only one was open and when I went there it was 'non-operational' - Sky garden is yet to open

The brand's to come in are present also in other malls, I do not see another bowling alley coming in filling a demand as some have shut down in this belt. And how many PVR do you need.

Oberoi doesn’t sell 1bhk’s. Most of their properties are 3,4,6 BHK’s and some of them have 2.5 bhks.
