What residents appreciate the most
Marathon Nexzone is a large-scale township project spanning approximately 25-32 acres, featuring multiple towers and a significant number of apartments and shops. The developer has consistently launched new phases, including the recent 'Nirvana Collection' (Phase III), indicating ongoing investment and expansion. Several towers have received Occupation Certificates (OC), and over 1300 apartments have already been delivered, with possession formalities underway for new sets. The project is often marketed as 'Panvel's finest township' and a 'futuristic township' with good sales performance.

Reports suggest that 2BHK units can be rented for around 12,000-15,000 INR, and 3BHK units might be available for approximately 25,000 INR. Even 1BHK/1RK units could be found for around 15,000 INR, making it a potentially more budget-friendly option for renters.

Where residents want improvements
The society within Marathon Nexzone has been marred by a deeply disturbing incident of animal cruelty, specifically the brutal killing of a puppy named Snowy, who was reportedly thrown from a tower. The community's response to this tragedy has been criticized as highly insensitive, with some residents allegedly suggesting the puppy committed suicide and issuing threats against other dogs. This incident has led to an FIR being filed and has generated significant negative sentiment and calls for public condemnation of the society's lack of empathy.
This is terrible. He was just a puppy. What a cruel heartless world we live in.
An update on the little baby who was flung from a tower to his death... The people of Marathon have been extremely insensitive, suggesting that Snowy went all the way up by itself and decided to jump (Suicide). There have also been direct threats of the same happening with other dogs.
What even hurts more is that if Snowy would've been adopted in time, not only would he still be alive but would've been living in a cosy home amongst loving humans. R.I.P. Snowy. Sorry we as humans let You down.
I just saw the reviews, and god damn are they doing bad in every aspect of a society. It's crazy it's even allowed to exist. The cruelty, the lack of empathy just boils my blood.

The project has faced substantial delays, with some buyers experiencing up to five years of postponement from the original promised possession dates. The developer has been accused of charging interest for these delays and has faced rulings from the RERA Tribunal, which dismissed their appeals and upheld the right of buyers to receive interest due to the builder's failure to provide possession. There are also allegations of builder greed, lack of transparency, and post-sale neglect regarding essential services like water, drainage, and electricity. Some customers have reported being cheated, and there are issues with the builder's financial practices, such as not clearing employee settlements.
RERA Tribunal Dismisses Marathon Nexzone Appeal, Upholds Interest to Buyers 'Because of Greed of Promoter to Construct More Floors'.
Reviews on this project... their website sort of looks shady and builder information isnt much available over the internet either.
Builder has to maintain the reputation of society until every room is sold out. Fir they dont care about water supplies, drainage, leakage, theft, electricity cutoff.

The project faces several environmental and nuisance issues impacting residents' quality of life. These include unreliable water supply, leading to societies incurring additional costs for water tankers, and frequent power failures. Residents have also complained about excessive noise from early morning drilling work and bright construction lights left on all night, disturbing sleep. Furthermore, there is a significant problem with an open sewer adjacent to the society, causing foul smells, attracting mosquitoes, and being used for garbage burning, with complaints about inaction despite official notices. Loudspeakers being used at full volume late at night also contribute to noise pollution.
Will police stop this idiotic light installed which is harmful to eyes as well it directly penetrates the bedroom and people are unable to sleep.
Sir there is a big open sewer adjacent to Marathon Nexzone society Panvel. It causes very foul smell, & mosquitoes. Some people burn their garbage also near that.
Marathon Nexzone builders start the drilling work at 5;30 am and keep the lights on whole night. Is there a rule that allow them to create nuisance this early and disturb sleep?
Water supply is shit there. Probably you have a good water supply for 6-12 months fir society have to manage the water tanker cost adding to your maintenance.

Residents have reported significant concerns regarding the construction quality, with descriptions ranging from 'worst construction' and 'ghetto like structure' to a hyperbolic 'builder used poop as paint.' A major recurring issue is the drainage system, which is described as 'sucks,' and severe problems with the Sewage Treatment Plant (STP), including sewage being directly released into the Kalundre River. This environmental violation has led to 'stinking water' and 'insect-infested water entering toilets,' posing serious health hazards. Overall, the maintenance is perceived as low or non-existent.
builder used poop as paint
The STP problem is the worst in their apartments.
Marathon goes for 12-15k 2bhk. But their drainage system sucks.

The property has shown poor investment returns, with prices stagnating or even decreasing over a long period; for instance, a unit quoted at 1.1 crore in 2013 was selling for 1 crore twelve years later. This stagnation is partly attributed to the continuous launch of new towers, which can depress prices for existing inventory. There is a perception of high unsold inventory, leading to residents attempting to sell their flats at significantly lower prices (e.g., 80-90 lakhs), and an expectation that prices may drop further.
Dont budge. They will probably go down lower. They just launched another tower.
The builder actually cheated customer. They have plenty of inventories left unsold. Won't be surprised if you may end up finding someone selling it for as low as 80-90L.
Marathon nexzone next to upcoming Navi Mumbai airport quoted me 1.1cr in 2013. Today, 12 years later they are selling at 1cr.

Despite being described as a large township, the project suffers from internal congestion. The parking area is specifically highlighted as 'absolutely trash,' and residents experience daily traffic jams within the society itself, particularly during peak hours when people are trying to enter or exit the complex.
Heard from a Marathon nexzone panvel resident that there’s traffic jam every morning and evening inside the society itself as all the residents try to get in /out.
The problem with nexzone is, it is very congested and the parking area is absolutely trash.

There have been reports of safety and security incidents in the vicinity of the complex, including mobile snatching near the junction of the service road and the JNPT highway. Concerns have also been raised about police inaction, with reports suggesting that authorities merely complete formalities without effective resolution. The builder's alleged post-sale neglect also implies a lack of attention to security measures, potentially leading to issues like theft.
Builder has to maintain the reputation of society until every room is sold out. Fir they dont care about water supplies, drainage, leakage, theft, electricity cutoff.
my sister in laws mobile was snatched away, near the junction of service road towards Marathon nexzone complex and entry of jnpt highway near palaspe phata, lately there have incidents reported to police also but they just do the formalities.

There has been confusion regarding property tax collection, with residents receiving property tax notices from the Kolkhe Grampanchayat despite the project having received Occupation Certificates (OC) and Completion Certificates (CC) from CIDCO. This raises questions about the competent authority for property tax collection and creates administrative ambiguity for residents.
We are residing in Marathon Nexzone Panvel..OC,CC received from @CIDCO_Ltd authorities.but Property Tax notice issued from kolkhe Grampanchayat..Please clarify about competent authority of Property Tax collection.
