It’s hard to believe I am in busy, bustling Mumbai. For, all I see around me are miles and miles of mangroves … at the brand new Taj property, The Trees, a first-of-its-kind collaboration between the Tatas and the Godrej group.
It was great to hear about 1 of the Mumbai office’s exciting projects when I was visiting last week. GodrejProp’s Taj Hotel at The Trees is another chance to use BIM effectively to coordinate the architectural, structural & interior design services.

I live in peace, kid have well maintained playground. I am well aware of my privileges, not the kids.
It's a great society to live in. The amenities are not. Pool is not functional for months in a year. Trainers are not allowed in the gym. Badminton court shuts down last minute every third day. Avoid!!

It’s all good and fine to think about social aspects like privatization of public amenities but it’s just human nature that you will Prioritize yourself and your family and when you want a safe space for your kids where they can run around freely, you know CCTV cameras are around and controlled access - you won’t hesitate to buy in such a place.
The ones who choose to stay in gated communities do so not necessarily because they want to segregate themselves from the world, but simply because govt has fucked things up, and so people are willing to pay a premium to ensure that their kids have a play area, are able to roam around within the community without fear.

People pay 2 digit crores for these places. They do so because they want to escape the busy life and get direct access to things without wasting any time. I personally prefer it this way because that’s literally what you are paying for.
The Trees is a great gated community.
The point is to be isolated from such things. India tends to be messy, chaotic and loud, with a barrage of intrusive and unpleasantness from the fellow men. Gated developments insulate you from all that, and gentrified areas gradually make swathes of land more livable to be in.
I live in a large gated community and I step out of the house, mostly on weekends, that too wilfully. My work, exercise, recreation, entertainment, most of the socialization happens inside the gates. I live in peace, kid have well maintained playground. I am well aware of my privileges, not the kids.

Rents for even 1 BHK units can be very high, and the per square foot purchase price is significantly above average for the area. This makes the project less accessible for many, despite its attractive features.

What’s the realistic rent for a 1 BHK ~480 sq ft unit? I’ve heard someone quote ₹75k/month, which sounds quite high.
Godrej Trees and Vistas will easily charge you in the range of 32-45k per sq ft, depending on your negotiating skills. If you are comfortable with this price range in Vikhroli and Ghatkopar, fair enough.

Coming from someone who has been chasing Godrej Properties to fix the PLETHORA of problems they deliver with the flat, please save yourself the massive headache. Cracks in walls, chips in tiles, uneven walls, uneven backsplash, uneven floor tiles, multiple damaged and defective fittings, no finishing. It’s pathetic.

However, you will need a vehicle almost always to commute, because auto rikshaw are available sparsely only near the gate, and local train stations are far away.
The Trees is a great gated community but you absolutely need a car there because there’s hardly any public transport (especially in the nights).

Area behind Godrej Trees is becoming a eyesore and a potential haven for unscrupulous elements…instead of making it into a beautiful garden/turfs.

This can be particularly problematic at night, with large international flights using noisier wide-body aircraft, impacting residents' peace and quiet.
No issues apart from the access via an underpass and too much noise of aircrafts landing.. you would need sound proof windows...
And another issue is the noise from aircraft landing as this place is under the approach path to CSMIA. This can be problematic especially at night where a large number of international flights land using wide body aircraft which can be noisier than smaller jets.
The underpass and its close proximity to the international airport strip leading to imminent noise issues, concern me.
