Builder Malpractices & Lack of Transparency

There are significant concerns regarding the developer's ethical practices, including allegations of scams, misleading promises (e.g., regarding loan approvals), non-refundable booking amounts, charging excessive late payment fees, and disputes over property values. Reports also mention projects being suspended by regulatory bodies and issues with delayed possession and maintenance fund mismanagement.

Poor Connectivity & Long Commute Times

The only concern is the distance — Palava is about 16 km from my office, and if I travel daily via Sride (bike taxi), it’ll cost me around ₹170/day, which adds up to ₹4,500–₹5,000/month just on commuting.

Small & Impractical Flat Sizes

Flats, particularly 1BHK and 2BHK units, are often described as excessively 'compact' to the point of being impractical. Concerns are raised about the lack of adequate living space, tiny rooms, and the overall functionality for families, especially considering the prices charged for such limited areas.

Subpar Construction Quality & Leakage Issues

Numerous reports indicate poor construction quality, leading to a range of issues such as collapsing false ceilings, drainage pipe leaks, persistent seepage, problems with wooden flooring, and general structural deficiencies. These recurring problems suggest a compromise on material quality, particularly in projects marketed as 'budget' homes.

Society maintenance: ₹7800 every 3 months * PCMA maintenance (for township maintenance): ₹8600 for 3 months * Club houses 1 charges: ₹650 per month * Club house 2 charges: ₹880 per month. Basically spending ₹84,000 per year or 7k per month just to live like a normal person.

Poor Investment Value / No Price Appreciation

Despite initial promises or expectations, many owners have reported little to no appreciation in property value over several years.
