Inside palava there's loads of shops for everything. And all deliveries are available.
School is just 1 min away from my flat and it is one of the best ice schools in Mumbai.
Almost all stores, hospitals and everything needed is available nearby.
Schools - there are two school Lodha and Shriram both are good... Market- every Monday market and Thursday market is there where you get all the items related to house, vegetables and fruits.

Lodha took 5 years maintainance from owners, but didn't forward it to the societies.
My dad has purchased the flat in Lodha Crown Taloja... they told the property rate of 40 lakhs for 1.5 BHK... when I checked the original O.C papers the rate of the property was 16.5 lakhs which they sold us for 40 lakhs.

Public transport sucks and you can't imagine the amount of road congestion during morning and evening hours.
The only concern is the distance — Palava is about 16 km from my office, and if I travel daily via Sride (bike taxi), it’ll cost me around ₹170/day, which adds up to ₹4,500–₹5,000/month just on commuting.
The travelling time will just kill you by the time you reach work.
Palava is a shitty place to live. Its too far from station.
Transportation- Major headache. There are times when no ola Uber wants to go to Palava. If you have your own vehicle well and good. Nearby station is Dombivli which is also far.
To go to any railway station it take about an hour.

It’s possible just doesn’t look practical at all. Saw their furnished sample flat and boy oh boy. It looks fancy, mind you there are no doors MAKES A HUGE DIFFERENCE, and for cupboards they’ve added transparent slides and looks of reflective surface to make it look bigger but it’s a scam.
According to them these are 'smart flats'. But it won't be a smart choice to buy them.

Shit quality construction... false ceiling of bathroom came crashing down as plumbing if flat above had leaked.
False ceiling of both bathrooms came crashing down... flat below had seepage issues... hall ceiling had wet patches come monsoon... the wooden flooring of one bed room started popping out.
I can hear the vibrations and noise from the downstairs ceiling fan. It is ridiculously irritating, especially at this summer time at night, when everything is quiet and all you can hear is the constant buzzing noise.
Lodha has done similar poor quality work in their project in Worli. I don't expect their 'premium work' in Dombivli will be much to write about.

Society maintenance: ₹7800 every 3 months * PCMA maintenance (for township maintenance): ₹8600 for 3 months * Club houses 1 charges: ₹650 per month * Club house 2 charges: ₹880 per month. Basically spending ₹84,000 per year or 7k per month just to live like a normal person.

Multiple Societies in Lodha are themselves in legal case with Lodha. Lodha took 5 years maintainance from owners, but didn't forward it to the societies.
Maintenance cost is also high, paying a lot for facilities you are not gonna use is possible.

If you are okay with the atleast 40 min ride in traffic both times, you can consider palava.

In Lodha Crown, Dombivli East, the Orchid L committee banned feeding dogs & harassed those who do. They fine ₹500 for feeding dogs/pigeons. This is animal cruelty and illegal.

We have owned that apartment for 12 years now and lived in it full time for 9 years out of 12. We bought it for 30L back then and now it's about 55L.

The awesome nasty smell of gases blowing in from midc... had to keep windows closed every night else woke up with headache and coughing.
The stench from the nala is not too bad... it does come drifting in winters a bit.

Wait for the winters the smell will come again... I can't ever forget the night I got up coughing and panting as I had forgotten to close the windows before sleeping... it was so strong.
