What residents appreciate the most

Future value is expected to increase further due to upcoming commercial developments like the Phoenix Mall directly opposite and an Amazon Web Services plot nearby, promising good capital appreciation and rental income.
Phoenix mall is comming right opposite to ashar pulse so once announced forget about current price then.
Found a good deal in Ashar Pulse 82 lakhs for 417sq ft + a 28 sq ft balcony.
I bought a 1bhk in Ashar Pulse in February and the rate is already up by 15% now
The 441 sq ft config was selling for 85L in May 2023. The value has increased as the project will be ready by DEC 2026 or Mid 2027.

Ashar Pulse is strategically located at Majiwada junction, offering excellent connectivity to the Eastern Express Highway for quick travel to Mumbai and Navi Mumbai. It is also close to Thane railway station and benefits from the upcoming Metro Line 4, with Majiwada station directly below the building and Manapada station within a 10-minute walk. This prime location is considered a significant advantage for daily commutes and overall accessibility.
The location of both these properties look good as I have traveled to Kolshet road, Dhokali and Balkum.
Majiwada is a suitable place and one of the best place to buy a flat in Thane given its proximity to eastern express highway, thus entering and exiting quickly towards Mumbai
Majiwada station is just below the building and on the right maybe within 10mins walk is Manapada station which also is 1st station for Metro Line 5.
First time saw Metro at Majiwada 🥹. Trial runs are undergoing for Cadbury to Kasarvadavli. This is at Majiwada junction at Ashar Pulse.

Ashar Pulse has shown impressive construction speed, with a significant number of floors completed in a short timeframe. The use of MIVAN technology in construction is also highlighted as contributing to long-lasting quality.
I last visited this in June 2024 in monsoon and barely 3 floor were ready, today I counted almost 40 are done.

I bought Ashar Pulse 1bhk, the construction speed is superb.
This is part of Ashar 2.0 program where there are aiming to change their image. I am hoping for the best.

Where residents want improvements
The project's location at Majiwada junction is severely impacted by continuous, 24x7 traffic congestion, especially during peak hours. This makes local travel and immediate access to the highway a significant nuisance, with residents reporting nightmares returning from work and difficulties for even small errands. The situation is expected to worsen with new developments like the Phoenix Mall and the Thane-Borivali tunnel, and even the metro is not anticipated to fully resolve the issue.

traffic to Gujrat from many central, north, south and east India is from this road, i do not think, even after metro is started, traffic will get better.
everytime you get down even for the smallest things you have to face the Majiwada /Kapurbawdi traffic and the nuisance U turn

Despite some recent appreciation, the asking prices for apartments, particularly 1 BHKs, are considered high and potentially unreasonable for the carpet area offered. There are instances of brokers overquoting prices, and concerns exist about the long-term return on investment, especially given that major infrastructure projects like the metro and Thane-Borivali tunnel are not yet fully operational.
I had visited in February and I negotiated it down to 82 lakhs, now they are saying anything below 90 lakhs is impossible.
1.4 for 611 is too high. For 611 right range would be 1.1 to 1.3 around majiwada.
1cr makes sense when 1) Metro is operating 2) Thane Borivali tunnel is also open Not now!
Ashar is also asking 1 Cr for 1 bhk approx 440 carpet and want to avoid it as it is bang on highway plus price looks unreasonable for the ROI

You'll find leakage from multiple places and improper drainage such that your flat smells. The walls are so weak that cracks will appear even if someone 2 floors above you is drilling.
Asher has terrible construction quality as well as post occupation servicing and AMCs is very very bad.

The land on which Ashar Pulse is built is a leasehold property from the Thane Municipal Corporation (TMC), with a lease period of 70-80 years. This status creates uncertainty regarding long-term security and potential issues during lease renewal, impacting the property's resale value. Some buyers have cancelled their bookings due to this concern, which was not always disclosed upfront by salespersons.
The land actually belongs to TMC, and it’s given to the builder on a leasehold basis. The lease is for 35 + 35 years, so essentially 70 years, and I’m not sure what happens after 80 years when it’s due for renewal — that uncertainty is what made me back out.

Don't buy a property if you want to rent it out especially in Thane. Huge number of flats are going to get delivered in Majiwada and Kolshet area in next 3 years, there aren't as many offices in Thane. It will be a renters paradise
