Strong Investment Potential and Price Appreciation

The project demonstrates strong investment potential with reported price appreciation, including a 15% increase in a few months for 1 BHK units. It offers a competitive carpet area for its price compared to other projects in the vicinity. Future value is expected to increase further due to upcoming commercial developments like the Phoenix Mall directly opposite and an Amazon Web Services plot nearby, promising good capital appreciation and rental income.

The 441 sq ft config was selling for 85L in May 2023. The value has increased as the project will be ready by DEC 2026 or Mid 2027.

Strategic Location and Excellent Connectivity

Ashar Pulse is strategically located at Majiwada junction, offering excellent connectivity to the Eastern Express Highway for quick travel to Mumbai and Navi Mumbai. It is also close to Thane railway station and benefits from the upcoming Metro Line 4, with Majiwada station directly below the building and Manapada station within a 10-minute walk. This prime location is considered a significant advantage for daily commutes and overall accessibility.

Majiwada is a suitable place and one of the best place to buy a flat in Thane given its proximity to eastern express highway, thus entering and exiting quickly towards Mumbai

RV

Majiwada station is just below the building and on the right maybe within 10mins walk is Manapada station which also is 1st station for Metro Line 5.

Preference for Standalone New Construction

Ashar Pulse appeals to a specific segment of buyers who prefer standalone new constructions over larger, often more crowded, township developments. This preference highlights the project's suitability for those seeking a focused residential experience without the extensive scale of a township.

Severe Traffic Congestion and Accessibility Challenges

The project's location at Majiwada junction is severely impacted by continuous, 24x7 traffic congestion, especially during peak hours. This makes local travel and immediate access to the highway a significant nuisance, with residents reporting nightmares returning from work and difficulties for even small errands. The situation is expected to worsen with new developments like the Phoenix Mall and the Thane-Borivali tunnel, and even the metro is not anticipated to fully resolve the issue.

High Pricing and Questionable Value for Money

Despite some recent appreciation, the asking prices for apartments, particularly 1 BHKs, are considered high and potentially unreasonable for the carpet area offered. There are instances of brokers overquoting prices, and concerns exist about the long-term return on investment, especially given that major infrastructure projects like the metro and Thane-Borivali tunnel are not yet fully operational.

1.4 for 611 is too high. For 611 right range would be 1.1 to 1.3 around majiwada.

1cr makes sense when 1) Metro is operating 2) Thane Borivali tunnel is also open Not now!

KJ

Ashar is also asking 1 Cr for 1 bhk approx 440 carpet and want to avoid it as it is bang on highway plus price looks unreasonable for the ROI

Significant Noise and Dust Pollution

As a highway-touch property at a major junction, Ashar Pulse is exposed to considerable and continuous noise and dust pollution. This environmental impact is a major concern for livability, with reports of dust problems and constant traffic noise, even on higher floors, affecting the quality of life for residents.

High Density and Overcrowding Concerns

The project is criticized for its high density, with a large number of apartments (950 private and 300 SRA units) packed into a relatively small land area of 1 acre. This leads to concerns about overcrowding, a perception of the buildings as 'vertical slums,' and a dense locality immediately behind the property, potentially impacting residents' privacy and access to open spaces.

Concerns Regarding Construction Quality

There are multiple reports and concerns about the builder's construction quality, described as variable to poor. Specific issues mentioned include leakages in flats, improper drainage leading to unpleasant smells, weak walls that develop cracks easily, and overall substandard construction. These issues raise doubts about the long-term durability and maintenance of the property.

Ashar constructions are very variable like Lodha. In some cases 40% flats have some or the other leakages

MS
Meera S.

You'll find leakage from multiple places and improper drainage such that your flat smells. The walls are so weak that cracks will appear even if someone 2 floors above you is drilling.

HS
Harini S.

Asher has terrible construction quality as well as post occupation servicing and AMCs is very very bad.

Leasehold Property Status

The land on which Ashar Pulse is built is a leasehold property from the Thane Municipal Corporation (TMC), with a lease period of 70-80 years. This status creates uncertainty regarding long-term security and potential issues during lease renewal, impacting the property's resale value. Some buyers have cancelled their bookings due to this concern, which was not always disclosed upfront by salespersons.

The land actually belongs to TMC, and it’s given to the builder on a leasehold basis. The lease is for 35 + 35 years, so essentially 70 years, and I’m not sure what happens after 80 years when it’s due for renewal — that uncertainty is what made me back out.

Issues with Mechanized Parking

The project's reliance on mechanized parking is a significant drawback. Residents have reported daily troubles and inconvenience in retrieving their cars from these systems. This issue is also noted as a potential problem for future resale of units if car parking is not purchased upfront.

Oversupply in the Rental Market

The Thane real estate market, particularly in Majiwada and Kolshet, is experiencing a large influx of new flats. This oversupply is creating a 'renter's paradise' with high competition for rental units, especially 1 BHKs. This situation could force property owners to compromise on rental income, making it less attractive for investment purposes.

within building bohot competition hoga. Because 1 bhk has a very high number of supplies. So effectively the owner has to compromise on rent.

AJ

Don't buy a property if you want to rent it out especially in Thane. Huge number of flats are going to get delivered in Majiwada and Kolshet area in next 3 years, there aren't as many offices in Thane. It will be a renters paradise

Poor Post-Occupation Servicing

The builder has a reputation for providing very poor post-occupation servicing and Annual Maintenance Contracts (AMCs). This can be a significant concern for residents, as it implies potential difficulties in resolving maintenance issues and ensuring the long-term upkeep of the property after possession.

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
