Tellapur isn’t really outskirts anymore. With my home communities coming around you will see lot of retail activity soon. Just a matter 1 or 2 years. It will be better investment than flat.

Tellapur will never have the variety of restaurants bars clubs and retail like in JH/BH even Gachibowli for many years. Even closer areas like Narsingi, Kokapet, Manikonda, Punjagutta, etc haven’t developed as much in terms of quality and quantity. It’s still very much on the outskirts.

The first villa in your 99acres link is Vasella woods... Their smallest villa is listed for 7.5cr+, which is quite small as villas go. They also have a 20lac amenities charge. It comes without woodwork, flooring and lift. Including registration and gst, their smallest villa will cross 9.2cr.

Massive Scam brewing in Hyderabad. Vessella Developers, lead by an ExPolice officer from Karnool, who was forced out of service, have occupied over 10 acres of lake (worth hundreds of crores) and sold villas on that land by bribing officials. Shame.
