Availability of Landlord Units at Competitive Prices

A notable advantage for potential buyers is the availability of landlord share flats. These units are often offered at significantly lower prices compared to the builder's direct quotes, providing a substantial cost-saving opportunity. Buyers may also find more room for negotiation on these units, making them an attractive option for value-conscious purchasers.

Suboptimal Floor Plans and Layouts

Several aspects of the apartment layouts have drawn criticism. Common complaints include small master bedrooms and kitchens, with some describing kitchens as 'unusable' due to insufficient counter space. Utility areas are often internal, partitioned within the kitchen, or lack proper ventilation. There's also a general lack of natural light in some rooms, a single balcony in many units, and the placement of the pooja room adjacent to a toilet, which is a cultural concern. Additionally, the absence of a common washroom accessible from the drawing room is noted as an inconvenience for guests.

Severe Traffic Congestion and Inadequate Infrastructure

The Miyapur-Bachupally road, where Vertex Viraat is located, is already experiencing severe traffic congestion, particularly at the Miyapur junction. This situation is projected to worsen significantly due to the high density of new high-rise projects in the area and the upcoming Phase 2 metro construction, which is expected to cause further traffic for several years. Despite a sanctioned road widening project, work has not yet commenced, exacerbating the existing infrastructure strain.

PP
Prakash P.

Coming to traffic, it definitely worth considering. Once you come out of the project first thing you see is traffic. Miyapur signal is already chocked. More over once the phase 2 metro work starts you will have even more traffic for next 4 to 5 years.

RM
Rohan M.

I would say ignore that road - Candeur 40, Vertex, Team4 etc. The road can't take that much load and it will be choked beyond imagination soon.

All the vehicles from bachupally to gachibowli commute via this road. I honestly don't know how much more traffic this road can take. That miyapur junction will be a major traffic bottle neck in the days to come.

Legal and Regulatory Issues (FTL, Encroachment, Scams)

Vertex Viraat faces serious allegations and reports regarding its legal and regulatory compliance. Multiple sources indicate that a significant portion of the project is located within the Full Tank Level (FTL) zone or buffer zone of a lake, violating lake encroachment regulations. There are also claims of illegal construction, encroachments, and even scams involving the alteration of village maps, leading to concerns about future legal complications and project stability.

High Project Density Leading to Crowding

The project features a very high density with 1428 apartments spread across 8.7 acres, translating to approximately 164 units per acre. This, coupled with numerous other high-rise developments in the immediate vicinity, raises significant concerns about overcrowding in common areas, lifts, and amenities. The sheer volume of residents in the area is expected to strain shared resources and public spaces.

Garbage Chute Issues Due to Civic Sense

Despite potentially well-designed garbage chute systems, the proximity of these chutes and a lack of adherence to proper disposal practices by residents can lead to problems. Issues such as rodents, cockroaches, spillage, and unpleasant odors may arise if residents do not follow designated timings or use appropriate garbage bags, impacting the overall hygiene and living experience.

Almost every high rise has the same process but people don’t follow timings. Thats the main issue... maids just keep outside the garbage chute as the door is locked.

AJ
Aditi J.

Many people don’t know how to use garbage chute. If society comes up with specific time to leave garbage bags, many will not follow it and just dump it outside chute. Some don’t use proper garbage bags. They just use torn bags to dump the waste leading to spillage and smell.

PR
Piyush R.

Garbage chute is near. Don’t buy. Chances of rodent and cockroaches plus the smell.

Difficulty in Obtaining Loans for Mortgaged Flats

Buyers interested in mortgaged flats within Vertex Viraat may encounter challenges in securing home loans, particularly after the Occupancy Certificate (OC) is issued. This often necessitates buyers to arrange funds through installment payments according to the builder's schedule. This practice is sometimes perceived as a strategy for quick sales rather than a standard purchasing option.

High Pricing from the Builder

The builder's quoted price for units in Vertex Viraat is considered high by some prospective buyers. Comparisons suggest that the project might be overpriced for its location, especially when contrasted with prices for similar properties in alternative areas or the significantly lower rates offered for landlord share units within the same project.
