Builder is quoting 8299+++(effectively 9.2k) per sqft, landlord is doing at 6.9k++. I'm sure he will happily negotiate down to 6.6-6.7k

Where residents want improvements

Common complaints include small master bedrooms and kitchens, with some describing kitchens as 'unusable' due to insufficient counter space. Utility areas are often internal, partitioned within the kitchen, or lack proper ventilation. There's also a general lack of natural light in some rooms, a single balcony in many units, and the placement of the pooja room adjacent to a toilet, which is a cultural concern. Additionally, the absence of a common washroom accessible from the drawing room is noted as an inconvenience for guests.

Master bedroom is small, with poor ventilation. Utility lacks proper ventilation.
One more thing Im worrying is that the utility is with in kitchen with a partition.

The Miyapur-Bachupally road, where Vertex Viraat is located, is already experiencing severe traffic congestion, particularly at the Miyapur junction. This situation is projected to worsen significantly due to the high density of new high-rise projects in the area and the upcoming Phase 2 metro construction, which is expected to cause further traffic for several years. Despite a sanctioned road widening project, work has not yet commenced, exacerbating the existing infrastructure strain.

Coming to traffic, it definitely worth considering. Once you come out of the project first thing you see is traffic. Miyapur signal is already chocked. More over once the phase 2 metro work starts you will have even more traffic for next 4 to 5 years.
I would say ignore that road - Candeur 40, Vertex, Team4 etc. The road can't take that much load and it will be choked beyond imagination soon.
The miyapur - bachupally road is going to choke
All the vehicles from bachupally to gachibowli commute via this road. I honestly don't know how much more traffic this road can take. That miyapur junction will be a major traffic bottle neck in the days to come.

Almost every high rise has the same process but people don’t follow timings. Thats the main issue... maids just keep outside the garbage chute as the door is locked.
Many people don’t know how to use garbage chute. If society comes up with specific time to leave garbage bags, many will not follow it and just dump it outside chute. Some don’t use proper garbage bags. They just use torn bags to dump the waste leading to spillage and smell.
