Excellent & Prime Location

The project is highly praised for its excellent and prime location in Kondapur, offering convenient access to major IT hubs like HITECH City and Gachibowli, as well as commercial centers like Wipro Junction and Amb Mall. Some units also benefit from serene, long-term views of Hyderabad Central University (HCU) and the Gopi Cheruvu lake, providing fresh air.

High Density & Inadequate Lifts

A major concern for the project is its high density, with a significant number of units per floor (e.g., 8 units) served by a limited number of lifts (e.g., only 3 lifts per tower for 39 floors). This ratio is considered inadequate for a high-rise of this scale, leading to complaints about the number of lifts being less than promised and contributing to a feeling of congestion.

That project has the most fuck all density I’ve ever seen. Such a crazy high density, smaller land parcel

MS
Meera S.

Lots of complaints by existing buyers with regards to quality and decrease in the number of lifts as compared to promised.

SK
Suresh K.

phase-1 problem is only 3 lifts per tower and 8 units in each floor.

PH
Pranav H.

3 lifts for 160 large units feels inadequate. I saw Auro Regent in the morning - 39 floors × 8 flats per floor = 312 units… with just 3 lifts. That’s way too less for a high-rise of this scale.

VP
Vaishali P.

The downside is the no. of lifts in each tower.

MS
Mohit S.

it's projects like this Auro Realty... where the density has gone bonkers in areas not designed for such high density!

no. of flats/lift is too high.

Higher Price Compared to Alternatives

The pricing of the project is a concern, as it is perceived to be on the higher side. Prospective buyers note that similar or even better options, potentially with comparable commute times or lower prices, are available in other developing areas such as Kokapet, Narsingi, and Tellapur.

price might be on the higher side so that's a concern. You can get kokapet and narsingi in same price.

KA

still being sold at a premium price.

AS

he can get an apartment in tellapur for a lower price or in financial district/kokapet for similar price and still have similar commute times.

Unrealistic Commute Time Claims

The advertised short commute times to key areas like Wipro Junction and Amb Mall are considered unrealistic, especially during peak traffic hours. These estimates are likely based on off-peak travel, which does not reflect daily commuting realities.

Ofcourse that's what you will see if you check at 12 am in the night. Check during office commute hours which is what is realistic when ppl want to travel.

Poor Balcony Design & Internal Layout

The internal layout, particularly the design of the balconies, has received criticism. Balconies are described as being integrated into the hall and enclosed from both sides, which is seen as defeating the purpose of an open, ventilating balcony and making the living space feel confined.

Didnt like layout at all. Looks like a train compartment . Ideally the balconies should be extended and outside. Here in hyd, builder takes the balcony from the hall and then close from both end. Which is worst of all. Dont know how builders in hyd make such a worst balcony design. The entire concept of balcony is gone if we close from both sides and by taking it inside the hall. Balconies are suppose to be extended and open for ventialtion. Ao overall the project looks good from outside but layour is pretty bad.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
