I strongly recommend this area. The Villa Project Pointe is on track. Half of the villas are from IPS officers of Telgangana cadre. This layout also, I believe offers good value vs West Hyderabad.

Exorbitant Price Point

The villas are priced from 5.50 Cr onwards, placing them in an ultra-luxury bracket that is largely unaffordable for the average buyer and even challenging for many high-income professionals. Discussions indicate that such properties are typically acquired by individuals with substantial net worth, often through generational wealth, NRI savings, or early investments, rather than solely by salaried professionals, limiting its broad market accessibility.

100cr+ at the least? A lot of the Andhra based industrialists and businessmen float their money in Hyderabad real estate.

So many villas and apartments cost upwards of 10 Cr in Hyderabad these days. What might be the net worth of the average owner of a 10 Cr apartment/villa?

SN
Swati N.

20 Cr, most of the people spend 50% of their entire net worth on a house because it’s the main component in their life which shows their status.

My brother bought a villa in Tellapur for ~9cr. Not a business family, lived in the US for 10 years, saved up with his wife and used those to buy this. Currently Both are working in big tech with a combined income of ~2-2.5cr

General Hyderabad Traffic Congestion

Residents may face significant traffic congestion, particularly during peak hours, when commuting to and from other parts of Hyderabad, especially the IT corridor. The broader metropolitan area is plagued by severe traffic issues and infrastructure challenges, meaning that while the immediate vicinity of the villas might be peaceful, daily commutes are likely to be stressful and time-consuming.

Developing Location with Potential Connectivity Challenges

While offering tranquility, Gollur in South Hyderabad is a developing area, which might currently lack robust public transport infrastructure. Metro expansion to areas like Narsingi and Shamshabad, which are in the general vicinity, is still in proposed phases and faces challenges from existing flyovers. This could lead to significant reliance on private vehicles for commuting to major city hubs like the Financial District.

The current government is in love with flyovers (not complaining - they have made driving around the Gachibowli/Financial District area much better but have rendered metro expansion extremely difficult)

TS
Tarun S.

One of the proposed lines in Phase II was Raidurg-Gachibowli- Airport, but it's still not taken off, it would be a 31 KM long line via Biodiversity, Nanakramguda, Narsingi, Police Academy, Shamshabad, but it's just starting.

Don't you think that the metro needs to be extended to financial district and those areas.
