The construction quality of the Nyla project has received positive feedback, with observations suggesting that the builder has used good quality materials and has not compromised on standards, especially considering it is one of their initial projects. High and Unexpected Amenity Charges & Misrepresentation

Residents have expressed considerable dissatisfaction over unexpected and high charges for using amenities, despite having paid a substantial amount (e.g., 6 lakhs) for amenities upfront. Many were initially informed that there would be no additional charges for using facilities like the clubhouse, but later faced significant fees. The pricing structure for amenities is considered absurd and confusing, with some charges appearing disproportionately high. This issue has led to negative feedback, including reports of one-star reviews being posted and subsequently deleted.

Bruh, most communities charge a fee for common amenities to prevent abuse and for sustainability. These numbers are outright absurd

Its about setting expectation and then charging which made me a bit upset. I am all up for paying but the team mentioned no charges when buying

SP
Sheetal P.

Is this common practice in Hyderbad to charge for ammenties? First you buy appartmebt for 2cr plus which includes amenities charges then pay this, this in insane.

PS
Pallavi S.

There are charges in another community as well but these are too high

KA
Kirti A.

Paid 6L for amenities in Nyla by Team4. No lottery parking and above are the charges for amenities. Buyers were told no charges would be there for amenities by I knew there would be some charges, but charges so high only to restrict from using any of these.

Reduced Land Area and Misrepresentation

There are significant concerns regarding the actual land area of the project. While initially advertised as 6 acres, residents later discovered through sale deeds that the project is built on only 4 acres. The builder reportedly attributed the reduction to land given to the municipal corporation, but this was not disclosed upfront, leading to a perceived loss of amenities and a feeling of being misled. Prospective buyers have also been told the project is 6 acres, indicating ongoing misrepresentation.

New/Inexperienced Builder and Prior Issues

The builder, Team4, is considered relatively new to large-scale projects, and Nyla is noted as one of their initial ventures. This has led to apprehension among some buyers regarding build quality and overall execution. It has also been mentioned that Team4 is a consortium of smaller builders, some of whom have had prior projects that were not entirely successful or experienced delays.

Locality Issues (Traffic and Water Supply)

While the Miyapur locality has seen significant growth, it presents challenges related to infrastructure. There are concerns about existing traffic congestion, particularly at Miyapur X Roads, which is expected to worsen with the influx of new high-rise projects, including Nyla. Additionally, the area faces potential water supply problems, especially during summer, and there are doubts about how the increasing number of large communities will manage their water needs without upgraded infrastructure. The main road leading to the project is also noted as being narrow with no scope for expansion.

The main road to get to Nyla is two lanes I guess. Pretty small. Unfortunately, there's no space to expand the road. There are water problems during summer. I don't understand how these big communities will handle the water crisis.

High Project Density

The project is perceived to have a very high population density, with a large number of residents (estimated around 4000) residing in a relatively small land area (4 acres). This density raises concerns about the availability and usability of amenities, as well as overall living experience.
