Just 55 Villas in 16.5 acres. I don't think any other project offers such open area, that too in prime location.

The sharp rise in Hyderabad's land prices has escalated an interesting trend – rapid sale of ultra-luxury homes.

Inadequate Infrastructure and High Flood Vulnerability in the Surrounding Area

The Narsingi/Gandipet/Kokapet region, where the project is located, is frequently criticized for its poor infrastructure, including bad roads, insufficient drainage systems, and unplanned construction in flood-prone areas. This leads to significant flooding during heavy rains and dam gate openings, often cutting off roads for days and impacting accessibility. There are concerns about land encroachment, corruption in land deals, and a lack of proper urban planning, which exacerbate these issues.

They are building 'prime' real estate over lakes. Lakes are so important for flood control and ground water recharge but these politicians obviously doesn't know that.

Hyderabad was so good back in 2015 but I think land encroachment and unplanned buildings are a major reason for this.

Look at the projects adjacent to the river, next 2 years people will be flooded in that area.

The government's other side is corrupt, and not enough infrastructure was built to deal with flooding, traffic congestion, or heavy rainfall.

I live in one of the apartments in the same area that has been cut off for three straight days. Even today, the road remains closed.

The flats must sell for crores but the roads in front are so laughably bad like horrible.

The last I know is thats not how one plan to build a road if they know it will get flooded if the gates of a lake are opened

This incentivises the companies who fight for these tenders to cut corners by skimping on quality materials, and also hiring the cheapest possible employees, who more than likely are not as skilled as a result.

High Purchase Price

The villas are exceptionally expensive, with prices ranging from 18-24 crores and a per-square-foot cost of ₹23,000, making them inaccessible to most potential buyers.

Comparatively Smaller Built-up Area

While the villas are spacious, a built-up area of 7500 sqft is perceived as 'just' when compared to other ultra-luxury projects in the market that offer significantly larger built-up areas (e.g., 14,000+ sqft).

Built-up area for the Casa Grande is just 7500 sft.And since I visited a friend there, I remember most of the buildup area is just at ground level ,very less on the first floor.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
