Neopolis will be the most coveted downtown in 10 years not just in Hyderabad but whole India, it is the first of a kind properly well planned green field development, usually drainage, roads and electricity/water come after or with the developments but this is something which was laid out and builtin advance, government is spending 2k crores in creation of the infrastructure
This layout has an exclusive ORR interchange. The most sought-after blue line of Hyderabad Metro Rail is going to be extended to Neopolis. It already has great infrastructure, underground electrical cable, fibre-optic cables, etc. You won't see any wires hanging high. Storm-water drains are well planned the plots are in high altitude so you won't have to worry about water logging. It is getting some of the most prestigious residential, office, retail, and mixed-use projects in Hyderabad. Pretty much every project in this layout is a prestigious one. It is already in close proximity to Financial District. It has great social and civic infra in the vicinity. I don't know any other layout with such exceptional features.

Go with a reputed name who has a long track record. Your ticket size is high - you can't afford to go wrong. Be selective. Myhome, Prestige, etc have established a brand.

For larger units, the total cost can easily exceed 3 Cr, reaching up to 5 Cr. This high price point is a significant concern for many potential buyers, with some describing it as "crazy" or "shocking," and it has led some to reconsider their investment.
Absolutely. From investment standpoint, it doesn't make much sense. For end use, probably good but still priced in very expensively

There are observations of limited current activity, unlit streets, and a perception that the area might be overpriced. Some potential buyers have decided against investing in Neopolis projects, including Sattva Lake Ridge, due to the perceived hype, potential for a supply glut, and the expectation of slow appreciation in the short term.
Is Neopolis a failure? Is it worth investing in Neopolis? ... there's very little activity there. Last time I visited there. The street lights weren't even turned on.
Long term may appreciate given the quality of infrastructure but short term there will be a severe mismatch in demand and supply. ... Very unlikely there will be price appreciation any time soon till the projects are completed and fully absorbed.

A common concern among potential buyers in Neopolis projects, including those with large floor plans, is the high "loading" percentage, often exceeding 35%. This means a significant portion of the advertised super area is allocated to common spaces rather than the actual internal carpet area of the flat. This can lead to a perception that the effective price per usable square foot is higher than it appears, and that large balconies might be compensating for smaller internal living spaces.
A huge balcony is just a distraction to hide how small the actual flat is. If that extra space came after giving a proper internal area, it would’ve made sense — but it doesn’t. No one spends most of their day lounging on a balcony anyway. When it’s pouring or scorching outside, we’re all indoors. That’s why the real usable carpet area inside matters way more.
But the problem with loft is less carpet area…
If the flats are actually that big, I would have been fine. But its mostly the super area, loading is >35%.

The Neopolis area is currently undergoing extensive construction, with numerous large-scale commercial and residential projects in various stages of development. This means that residents moving into Sattva Lake Ridge can anticipate significant construction activities, accompanied by dust and noise, for an extended period, potentially spanning 5 to 10 years. This chaotic environment could impact the immediate living experience.
Nishada will have construction around it for next 5 to 10 yrs.. dust and noise will be huge issue. Slightly Better at Apas.
Downside is there will be lots of construction activities for next 8 years which means after moving in there min 2 to 4 years it will be bit chaotic on the streets.

Given that Sattva Lake Ridge is a high-rise project with approximately 40 floors, the undivided share (UDS) of land per apartment is likely to be relatively low. For some buyers, particularly those focused on long-term land value appreciation, a low UDS can be a point of concern as it represents a smaller ownership stake in the underlying land.
Haven't checked the UDS but I guess it'd be pretty low considering the project is around 40 floors
