I stay at Hillcrest. I haven’t experienced any maintenance issues. Nothing different from staying in other gated communities. Pretty satisfied with the purchase.

It’s been more than a year since I purchased two flats at Pacifica Hillcrest. Maintenance was handed over to owners and society was formed last year. We haven’t experienced any maintenance issues in the late one year.

Let me be the odd one out and recommend you this project. I purchased in phase one two years ago. Haven’t had any issues so far.

Overall Negative Reputation & Project Failure

The project carries a strong negative reputation, with many potential buyers advised to avoid it due to past issues and general dissatisfaction. Some existing residents express regret, and the project is often described as a 'failure' or a 'nightmare' to live in, making it difficult to sell or rent. The builder's reputation is further tarnished by issues in other projects.

Don’t buy it, existing investors are struggling. It’s a trap if it’s being offered at a low price, Rather go with a tier -1 local builder project.

Significant Project Delays & Unfulfilled Promises

The project has a long history of significant delays, with Phase 1 not delivered on time and Phase 2 also experiencing extensions. Key amenities, such as the clubhouse, were promised but not delivered, or their completion was pushed back significantly. Basic facilities like municipal water connections were initially missing, requiring residents to pool funds.

Many amenities and basic facilities like municipal water were not provided by the developer. The flat owners themselves pooled funds to get municipal water.

PP
Prakash P.

They delay a lot. What I heard was that the clubhouse that is to be ready in phase 1 is not yet completed, as the builder told the clubhouse is going to be ready along with phase 2. That's a long time, and some people even paid their full payment in 2016, which includes amenities. It's almost 10 years.

SP
Sonali P.

Pacifica Hillcrest homebuyers allege that the builder is ignoring RERA guidelines, delaying project completion, and failing to fulfill promised amenities.

SR
Shalini R.

Phase 1 was supposed to start much before High Fields and Avtar even had RERA. Lot of people had paid for phase 1 and due to delay in delivery had fought and had taken it back. Just try to visit and see their phase 1, they seem to have promised a club house and removed it totally by time of completion.

Unusual Sales Practice (Carpet Area vs. Saleable Area) & Higher GST

The developer's practice of quoting prices based on carpet area, rather than the conventional saleable area used by most builders in the region, is considered unusual and potentially misleading. Additionally, the project reportedly charges a higher GST rate (12%) compared to other Grade A builders (5%) in Hyderabad.

PS

How about GST? These guys are charging 12% but all other grade A builders are charging 5% in entire Hyderabad.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
