My Home Bhooja was launched as a normal gated community, only one tower of those towers is premium one. But today due it's location and the development in surrounding that happened over the past few years made it the most premium gated community in Hyderabad.
It is a fantastic place to live! The people living in are all well to do and you meet leaders and businessmen everyday. There’s no comparable society in the vicinity.
If you tell someone that you live in Bhooja, your profile automatically increases.

All the flats in Bhooja are sold out.. and about possession, people are living in huge ass villas and whoever purchased the flats here it’s just for investment purpose
2 yrs ago we checked out the builder flats for 10k rupees per sqft. Thinking it was too high we let it go. Fast forward now the going rate is somewhere between 18-25k /sqft depending on the floor and interiors.
I had a flat there it’s not that costly when u invest in right time.
My mom's brother (mamayya) bought a flat in my home bhooja for 5cr. He's been working in Microsoft since 2004. So you can imagine how much he makes now and his savings of 20 years.
Apparently the per sft price in My Home Bhooma has currently gone up to 22k from 2-3 sources I’ve heard from ; It launched in 2016 at 6k per sft ; it was 8.5k in 2019 when we visited the project ; on hindsight we should’ve bought it 😭

I was searching for flats and the broker mentioned a 3BHK was available for 85k a month. After a few months, he called back again stating 1.2L as the price.

Primarily 2 reasons - First is networking, the elites and the people who can spend and bring business to you. A story of a lawyer who stays in bhooja - he said he gets around 20%-30% of his business in a year from the community and its network.
Creme le creme of Hyderabad live there... the connections you make there are worth it apparently.

Visited a friend who lives in My Home Bhooja yesterday. That society is 11/10, and his apartment 12/10. They have a beautiful green walkway in the middle of those evil tall buildings, and masterfully crafted spaces.

I see a good reason to move into an apartment. I live in an independent house in a good area of the city. But maintaining it feels a hassle. ... All these issues might not seem big compared to the autonomy and independence an independent house might provide, but they definitely eat up time and energy. If you are busy people and don't have anyone else in the home to take care of these chores, moving to an apartment is a better idea since it just means we are outsourcing a lot of the above responsibilities.

My Home Bhooja is criticized for its extremely high and inflated pricing, with per square foot rates significantly exceeding those of other reputed builders. Why is My home Bhooja so expensive? Like persqft price is almost 2x compared to even reputed builders like Lodha, Prestige, Cyber city?
But 5000+ sft flats and 18-20 k/sft is stupid for my middle class brain. For that kind of money, I will buy land any day.
It is simply not possible to buy these homes with 1 lakh salary.
Today I learnt that it costs the same amount of money to buy a 3BHK in Bhurj Khalifa as it does in My Home Bhooja.
Some prices are so high that even with US salaries it is difficult to buy. For ex: 5cr is eq to $700k. Even with US salaries, it will take 7+ years to save that amount if both partners are in high paying jobs. Only business people can buy those 🥲🥲

A significant number of flats in My Home Bhooja are reportedly bought for investment purposes, as vacation homes, or by NRIs who do not reside there permanently. Most of the apartments are empty. All the flats keep changing hands in between owner. One real estate owner personally I know bought 2 flats when it was around 10 to 12k per square. Now they sold one for 17k per square ft. The other one, they are using it for weekend parties.
Investment purposes. Most of them live outside India or in villas. Apartments are a debt trap for middle class fools at this point.

Apartments look like crap compared to the price tag. “Luxury/premium” isn’t what I’d call them. They have the same old cost cutting cheap layouts.
Sewage treatment plant stopped working and unable to provide clean recycled water to toilets (including for bidet) and Gardening. Pollution control board regulations clearly instructions recycled water for bidet. Any stupid treatment plant design involve providing hazardous bacteria, stool residue (called colifoam). And these guys, I heard stopped treatment plant for failure to provide quality in gardens (because it smells).

When I was searching for houses I found out that its mostly employees from nearby offices sharing a house. If the 4bhk costs 2L they just share between them at 50k per head. Most of the renters are not family and they dont have any restriction like no bachelors.

I’ve witnessed reckless bike stunts by miscreants while passing home at around 12 mid night on Diwali around T HuB area .The dangerous menace of unruly driving, especially with fireworks in Hands, is shocking. This occurs frequently near T-Hub and My Home Bhooja, turning these areas into hotspots for dangerous stunts after midnight.

However, does one remember the name Biodiversity Park in Hyderabad. It's now known more as a junction which has the My Home Bhooja project in its vicinity. Try and see if there's any biodiversity left in that park. It's a concrete jungle now; an impressive one though.
