The project is strategically located in Puppalaguda, within the Financial District, offering excellent connectivity. It is situated right behind the upcoming Lulu Mall and Radisson Hotel, and benefits from direct access to the Outer Ring Road (ORR) service road, potentially through an adjacent hotel project, ensuring swift entry and exit. Its proximity to major IT hubs like Gachibowli further enhances its appeal.
Lansum Encanto looks good.
Encanto will offer direct access to residents from ORR service road with direct access into basement through the hotel project, so that makes in-n-out access more zippy.
Although the location is great, right backside to upcoming lulu mall and radisson hotel, not quite sure about the builder’s capabilities.

The project offers attractive base prices and a variety of flexible payment plans, including a "One & Done" option for full upfront payment, a "First Mover" plan (40-30-20-10), a "Progress Plan" linked to construction milestones, and a "Step-Up Plan." These options are considered lucrative and potentially better than some competitors, with room for negotiation on one-time payments.
However, I don’t think there are no Tier-1 builders who have such a lucrative pricing and payment plan. So, it’s always a trade off.
Lansum encanto is good and you can get 4000sqft unit for sure around 3cr all inclusive…with OTP
Compared to meenakshi elan, zenon and other projects in that area encanto has better pricing options… as its in initial stages.
Recently saw the Lansum Encanto project where they are offering good base price of 7800 psft in 40-30-20-10 payment model.

Where residents want improvements
There are significant doubts regarding the credibility and experience of the builder combination (Lansum + MK Realty) to successfully execute a large-scale, 60-floor project. Lansum has a reputation for project delays and unsatisfactory finishing quality in past developments like Lansum Etania, while MK Realty is perceived as a comparatively smaller builder.
Your concerns about neither of them not being tier-1 builder is a valid concern.
Lansum - I do not have a great opinion on them. Lansum etania was a delayed project and did not like the finishing. MK is also a small builder comparatively.
Is it a right decision to put so much amount in this builder combo? I heard MK is a decent builder in Vizag, but not sure whether they will be able to pull off such a 60+ floor project without any hiccups.

Despite the generous apartment sizes, some aspects of the floor plan have drawn criticism. Balconies are perceived as being smaller than expected for units of 4000+ sqft. Concerns have also been raised about inefficient space utilization, specifically in the foyer, the lobby area in front of the powder room, and the awkward placement of an internal wash basin. Furthermore, some buyers prefer a dedicated fourth bedroom with an attached bathroom over a multipurpose room in such large luxury flats.
It’s a good plan. Bigger balconies are expected at this size, that the only concern I see.
4000SQFT and still no 4bhk with all attached bathrooms.
My only concerns are below 1/ The foyer looks like a wastage of space to me. I know it is not a right way of loooking at it. Can someone put an argument against my thinking please. Some architect or design person may be. 2/ The lobby in front of the powder room too looks like space wastage. Again same as above, please give counter argument. 3/ The internal bash basin next to the bedroom door looks like odly paced and space wastage again. What is the correct way of looking at this?

Descriptions include "nightmare" conditions with narrow, haphazard streets, chaotic traffic, and the presence of street vendors. The high concentration of other large residential projects in the area, such as Aparna Zenon, is expected to further worsen traffic issues.
Reg the location, yeah, traffic might be a concern.. given the crazy amount of flats in that locality.

I am a little iffy on that location. That service road is becoming a nightmare day by day.

The final price, including floor rise, amenities, car parking, GST, and registration, can reach up to ₹9500 per sqft or even ₹5 crore for a 4000 sqft flat, with an estimated ₹1000-1200 per sqft added for all-inclusive pricing (excluding statutory charges).
Hi. With 7000 per sft, 4130 east facing 20th floor is costing about 3.85cr for OTP. May I know how 3cr all inclusive is possible for encanto. I'm looking to buy in encanto but since the unit is reaching close to 4cr I dropped the idea.
However, if you include floor rise + amenities + car parking, it’s coming close to 9500 psft for around 30+ floor. So, for a 4000+ sft flat, overall cost coming close to 3.95cr excluding corpus, GST & registration.
They advertise only the base price, while additional charges add up to around ₹1,200 per sq. ft. on top of that. It’s more of a marketing tactic to lure buyers in.

With 690 flats spread across 5.7 acres, resulting in a density of 120-133 units per acre, there are concerns about the project's high density. This raises questions about potential overcrowding and whether the shared amenities will be adequately accessible and enjoyable for all residents.

No I dont have group. The only issue what i see is they are asking 40% upfront, which shows Builder is in cash crunch, desperate need of money instead of milestone wise.

For large residential communities like Lansum Encanto, there is a general apprehension regarding the long-term sufficiency of groundwater resources. It is anticipated that such projects will need to heavily rely on municipal water supply (HMWSSB) or external water tankers, indicating a potential future challenge for water availability.
Every other gated community has to rely on HMWSSB or tankers. Ground Water will never be sufficient for these big size communities.
