Several older blocks within the Janapriya Nile Valley project have been completed for years, with residents already living there. The pace of flat occupations has been increasing, indicating a settled and functional community in these older phases, providing a sense of an established neighborhood.
Their other blocks which did not even started at the time of our purchase are also completed and were ready to move.

One of my friends is living in JP Nile Valley. While the quality seemed decent for the price, major red flag is Nile Valley project was launched in 2008 and it is not yet completed.

Get a resale flat at a decent price. Ready to move in, you can spend 15-20 lakhs to renovate the flat and make it your own. Good luck with your house hunting.

Where residents want improvements

This huge construction accompanied by daily blasting is going on right beside Janapriya Nile Valley. The builder does not have any permission to carry on such huge blasts.
Today one rock flew from KMR site and hit a mirror of a car passing by and broke it. Thank God no human casualty was not there. Multiple complaints were lodged but of no use. Requesting @KTR and other officials to please take some steps and save lives of Janapriya Nile Valley.

I went to their office in 2022 and they have shown me Hilton near janapriya nile valley. The quote they were offering was too good to be true. Also their RERA was not on their name. Hence avoided!

I have been to there old projects in MotiNagar n Attapur ( 2010 ish projects) ... they are in bad shape .. The earlier ones before that are even in bad shape .. "Hope " ..they are doing something right now ...most locations currently are high priced areas ..

I've visited some old buildings and I can see the air cracks and all on the outside and heard from people that build quality of Janapriya is not that great.
Few blocks are old but not aged decades. New blocks construction ia started. Yeah it's a good community. It is not super clean though because of all the construction works.

I bought 2bhk unit in Janapriya Nile block 6 valley last year 2024. They told us that the project will complete by 2025 December. Recently they slowed down the progress of the construction for block 6, Their other blocks which did not even started at the time of our purchase are also completed and were ready to move.
Does this project have RERA registration? I think it doesn’t have RERA because it’s a very old project that has long been in default. If you gave them money without even seeing the RERA registration number and finding out when it was launched and whether it’s already in default, you were negligent.
Yes I've enquired about it. The clubhouse promised to them was just delivered after 7 years and this new block is the last one they're building.

The area around the project, particularly the road leading to the main thoroughfare, suffers from severe traffic congestion, especially on weekends. The road conditions are poor, with numerous potholes and a lack of proper street lighting, making daily commute challenging and potentially unsafe for residents.
Also heard that there is traffic problem in this area.

@airtelindia On 4th June, I paid 3 months installation charges for Airtel Fiber activation. The executive informed that installation will be done in max 48 hrs. However, till now noone approached. Area: Janapriya Nile Valley, Hyderabad. Now daily they are giving false deadlines.

A specific newer block (Bahiti) within the project has faced challenges in securing project-wide loan approvals from major banks like HDFC and SBI, citing 'technical issues.' The sales team's lack of transparency and attempts to route buyers through third-party bank representatives for individual loan approvals raise concerns about the project's financial or legal standing.
I checked further with my own sources in the bank, and they conveyed that the Bahiti project was rejected due to some “technical issues.” However, the exact nature of these issues has not been clarified to me yet.
When I spoke to the sales team at Janapriya, I felt they were avoiding the main issue. Instead of being transparent, they kept telling me that they could “help” through a third-party bank representative who could get my loan approved. But I don’t need that, I can get a loan approved on my own if the project is clean. The real concern is that the project itself does not have direct approval from major banks.
That said, when I inquired with banks about home loans, I found that major banks like HDFC and SBI have not approved the Bahiti project. They mentioned they could approve a loan for an individual flat purchase, but not for the project as a whole. This makes me cautious about whether I should go ahead with the booking.

The sales office experience has been described as unpleasant, with the office located inside a dusty, concrete-filled tower entrance, marked by pan parag stains and a generally shady and frightening atmosphere. Sales personnel have been reported as dismissive and irritated when questioned about important details like Undivided Share (UDS), suggesting a lack of professionalism and transparency.
I went to royal archids, madeenaguda today. The sales office is inside the tower and the entrance is same for lorries, workers, visitors everyone. Mind it, inside the tower. So , the way is dusty, full of concrete, pan parag stain and all shady and frightening. After my discussion i told to that sales guy "the way to your sales office is full of dust and dark". He replied "we are just a single tower, so we have to adjust to have a sales office inside only" I told, "but it's a big tower right. You can have one corner as a sales office and clean that area. Make a good entrance towards sales office with no dust and a peaceful entry" He replied with a smile "sir, we sold 280 units till now, from this same place. It's been like this only sir, with dust and sewage smell. And it's going to be the same way for next few months until we clear all units". Fuck US! Fuck US! We should not be this desperate. We should not have this much FOMO to buy at any costs. Builders like these take us for granted. I went to nile valley main office today and the sales guy was irritated when I asked about UDS. He told something like, "sir, generally no one will ask about UDS." Fuck these people man. I see families coming with thier toddlers to visit sales. A big FUCK US.
