For me it is signatis. Because landmark opening is for the road which is already busy every day. If it is occupied, then the time will increase. I accept that signatis is also road facing however, traffic will be more congested for land mark than this signatis

@HydREGuide You and your authorities cannot bully property buyers and create unnecessary panic. There is no lake visible, and the claim that Honer Signatis is under the IDL Lake FTL is false. Please provide support in this regard.

The builder, Honer Homes, faces significant criticism regarding its reputation and the quality of its previous projects (e.g., Aquantis, Vivantis). Concerns include poor construction quality, pathetic management, hidden charges, and amenities that were promised but not delivered. There are reports of seepage issues in older communities and allegations of the builder leaving projects incomplete, transferring responsibilities to Resident Welfare Associations (RWAs), and mismanaging maintenance funds. Some perceive the builder as amateur, despite self-proclaiming Tier 1 status, with feedback suggesting a disconnect between marketing and reality.
Avoid Honer. Builder is amateur, not about location but quality and completion. Might deliver on time, but the problem arises when nothing functions properly, starting from elevators to incomplete landscaping; everything is of very shabby quality.
Not worth. Visit Honer Aquantis and Vivantis to see how they have left the project without completing and poured every responsibility on the newly formed RWA. Further, they engulfed all the maintenance money by not creating a separate account for society and refused for providing any income and expense statement
Take a look at google reviews for Signatis where owners from previous communities have posted bad feedback about the builder and the maintenance folks. Seems lots of seepage issue. Hopefully they will not repeat them in the new one as it’s there premium one.
It was reading up the reviews from their previous projects and it was a little concerning and hence backed off.
Personally living in Honer Aquantis , I would recommend, to avoid, considering the quality of construction, pathetic management and lot of hidden charges. Definitely they dont deliver what was promised. Lot of amenities and features specificified are missing, and management doesn't even care as they dont respond.
My friend runs an interiors design business. His observations - all reputed big high rise and gated communities maintain poor quality of (interior) construction and Not worth the buck. Ex - My home, candeur, honor, vasavi, etc.
I echo this! One of my friends lives in one of the Honer projects in Nallagandla. The feedback was not so great. Also, they act as if they are some tier 1 builders but the reality is pretty far away from that.
@HonerHomes is a cheater and culprit. Stealing away money from the association and giving inferior quality construction to buyers. Beware of this builder. If you buy at honer aquantis or honer signatis be ready to be cheated by @HonerHomes .

I visited them 2 months ago and they quoted 8599 as the base price. I was also looking for the 2475 Sft flat but the overall price was coming around 2.5CR.

Honer homes launched their Signatis project with 7500 price in the heart of the city when the property boom was high. 7500 at Tellapur is a ripoff .
honer signatis at nearly rs10.6k psf isn’t a bad deal for pure neolopis location, but the sales push you felt is classic pressure play. it’s a premium entry point, so before locking yourself in, compare it with rajapushpa pristinia (stronger brand), asbl spire (better value and smarter layouts), and aparna zenon (safest bet with proven quality).
1.5-6 is cool. Don’t get into this impulse

I bought it in 2023 for 7200 per sft which is 2.1 cr for 2475sft west facing on the 14th floor and the completion will be on Dec 26. What I have edited: I thought our price of Rs. 2.1 cr includes registration. Now, I came to know that the same is excluding registration

The Kukatpally/IDL area, where Honer Signatis is located, is already a developed area with a massive influx of new construction, including other projects on the GOCL land. This high density and ongoing development are expected to lead to significant traffic congestion in the future. Commute times to key areas like the Financial District are reportedly much longer than advertised, taking approximately an hour during peak office hours, despite claims of seamless travel.
Oh OK but with the number of units coming on the Idl road from cybercity and honer alone are too much, I don't think traffic will be less on that road instead I think it will be more
@SoumithReddyD 10 to 20 min from Honer Signatis to Financial District is definitely not a practical estimate. I personally know the route. It’s pretty busy and congested during office hours, taking approximately an hour to reach FD.
Honer signatis is too over crowded and location wise also land mark is better.
I prefer area near to financial district, IDL area is already a developed area and 150+ acrs of gocl land is open to construction, too much inventory in future leading to congestion
If your office is in Hitech city, you need to reconsider the decision, since roads to there are already extended and there is less scope for roads widening or any flyover.
Don't take there in next years, there will be huge traffic from Honer, SSI, Makuta, Cybercity and apartments which are constructed in GOCL Land. Avoid that area
ASBL loft suits best according to your requirement, I won't recommend honer signatis reason being the huge inventory they have and location is not the best

Investment depends on the price you entered. You didn't reveal the price. If you ask me in general, it will not appreciate at the rate you expect because there is massive supply and the entire GOCL Land is being given for Real Estate venture and construction will go on till 2050

It’s more than 50% in many cases. Especially if you’ve bought from that buyer already or if you’ve good contacts. What most people are asked to pay 2.5 crores for in retail - I got a deal for 1 crore flat - full cash deal. As I said it’s more than 50% if you’ve got the “cash”.
If you time it well you can actually get it for 1.5-2 crores easy. Even with all the bells and whistles like corner flat, bigger patio, west facing etc. But yeah mostly it depends on how much cash you can give and it has to be single sitting deal meaning you transfer everything in a single transaction. One big payment. Usually if it’s one shot deal they go 50% discount easy. It helps if you have contacts.
My friend asked villa rate. Agent asked whether it's full cash or full white. Price drop by 40 % if it's cash.
You may have heard of Honer Signatis and Honer Richmont. I’ve some contacts through which I got a deal for Signatis 3000 sqft 3.5 BHK for flat 1 crore cash. That’s an incredibly good deal by any metric. Retail price is 2.5 crores Richmont base villa for 10 crores. While retail price is 17 crores. Cash is king. Of course there is only way to hoard cash. You know that already.
