Where residents want improvements
There are recurring concerns about the overall construction quality, with specific mentions of poor build quality, average materials, and potential seepage issues. A third-party inspection identified hollow tiles in a significant portion of the bedrooms, which is attributed to cost-cutting and can lead to noise, breakage, and damage over time. The builder's quality in other projects has also been questioned, leading to uncertainty about this being their first high-rise.
Hallmark Sunny Side quality isn't the greatest.
Quality and density are worst, very congested and seepage issues for sure.
Did not like the quality given at that price point.
Hollow times make noise over time and can break if heavy stuff land on it.
Hollow tile sounds and slight gaps are common in many new high-rises because of the way flooring is laid, but structural issues are rare if the builder follows standards.
I observed the materials are of average quality for the high-rise, also other Hallmark projects are also not great in quality.

Hollow tiles are prone to easy damage. If these are bathroom tiles, get them fixed at any cost.
About 10-15% of the tiles in the bedroom are hollow, other areas of the home are fine. The inspection person said this is a common form of cost cutting done by the developers.

I don't think the OC has been issued yet, the builder is now giving out flat for interior work to owners in phases. Possession is expected to be allowed towards the end of the year only.

While lake views are a major selling point, desirable lake-facing units, especially on higher floors, are scarce or no longer available for direct purchase. Many available units offer obstructed or less appealing views. There's also a concern that the current unobstructed lake views might not be permanent, as future developments in the vicinity could eventually block them, potentially diminishing the value for which a premium was paid.
I'm hoping the view doesn't change because between Hallmark and the lake are a bunch of villa societies which aren't very old, I'm hoping those don't go into redevelopment in the next 10-15 years atleast.
They'll charge a premium now saying the lake is visible, within a few years a new building will come up and the view will be gone but you won't get your money back.
No lake-view flats facing Gadipet Lake are left; only leftover units in Tower 2 (1765 sq ft) are available, but they lack appealing views. Mostly obstructed, with just one unit offering a partial Goshala view.
