Where residents want improvements
There is a widespread perception that real estate prices in Hyderabad, particularly in areas like Kollur and Velimela where Hallmark 5A is located, are excessively high and potentially inflated. This makes villas unaffordable for many prospective buyers and raises concerns about a market 'bubble' or unsustainable pricing.
Narsingi lo 2000sft apartment 2cr Tellapur lo triplex is around 4-5 cr lot of them are unsold. Its very scary as a middle class guy who doesn’t have lot of ancestral wealth how to afford it.
In Hyderabad, there is an artificial increase in the demand for real estate. However, if we take a closer look, we'll find that most of the projects are struggling to be sold due to high prices.
It's not worth 3.5cr currently. But it's actually the price for next 2-3 years. In pre-launch they are quoting 2.5cr in 30 days payment. But what else can we do. I am not able to find a decent villa in west for 2-2.5cr budget.

Despite its proximity to the Outer Ring Road (ORR), the Velimela/Kollur area is sometimes perceived as being relatively distant from established city centers. There is a sentiment that the region may require a significant amount of time (e.g., up to 10 years) for full infrastructure and social development to mature.

A general concern exists in the region that builders are constructing villas with disproportionately large built-up areas on relatively small land plots. This practice is perceived by some as a justification for charging higher prices, rather than reflecting true land value.
Under construction but the actual land size is just 230 sq.yard. they are making huge built up area and that's how thay are charging too much. 3880 sq ft built up for 230 sq yard land is just excuse to take more money

Not worth it. Villas have very poor resale/rental value, and amenities usually aren’t on par with apartments of same price tag.
