Relatively Affordable Pricing with Negotiation Scope

The project is considered relatively affordable compared to other developments in the vicinity, with prices quoted around 8600-8800 per square foot. There is also a possibility for negotiation, primarily on the base price, and discounts may be offered, sometimes significantly, especially when addressing concerns like legal issues.

Promising Location with Future Appreciation Potential

The project is situated in an excellent location with strong future growth prospects, particularly benefiting from the anticipated Puppalaguda IT park announcement. It offers good open spaces due to its slightly secluded position and is projected to experience good appreciation, making it a suitable choice for self-occupancy.

Potential for Improved Construction Quality in Key Projects

Despite general concerns about the builder's past construction quality, there is an expectation that for significant projects like this one, which are considered 'big bets,' the builder might have implemented improved construction standards.

Ongoing Legal Issues and Land Disputes

The project is reportedly entangled in ongoing legal issues, specifically concerning land disputes. While the sales team asserts that these issues, particularly those related to a commercial component, have been separated or resolved, RERA records still indicate active litigation. This situation presents a significant risk, with some advising potential buyers to wait for the Occupancy Certificate (OC) or seek independent legal verification. Discounts have been offered to mitigate these concerns.

Have you already bought it? Were you able to verify the legal aspects of the property? We're currently considering a purchase there, and your input would really help us decide whether to proceed.

Vue? There is a legal thing going on. Please search the subreddit

JM
Juhi M.

Ya pls pressure them on the legal aspect

SP

Purchase in Vue once they get the OC, if you want. It’s a gamble right now. I was offered a different price initially and when I picked up the litigation issue topic with them they gave me a flat 10lakh discount. I decided to move on though.

SK
Suman K.

for Vue, there are some land issues. You need to take away that project from the list

DR
Devendra R.

Ohh but in Rera it's not updated. In litigation, it still shows YES.

KP
Kavya P.

They have a legal case going on. Pls get all the details regarding the case and go ahead only if you are comfortable with it. They have been saying they will settle it out of court but it hasn't happened yet.

UP
Umesh P.

I was told the land issue has been cleared.

VJ
Vikram J.

Yes. I have checked RERA. Initially they had residential + commercial plans. That commercial bit had litigation. Now they are separating both and doing residential in that land as a separate project not tied to Vue. So the current towers that are built and being built are not under litigation. This is what I heard from Vue sales. Needs to be verified via legal opinion though.

Sandeep M.

Damn this isn’t nice. Thanks for the update.

We have had bad experiences with their quality. All the community members had to pool in additional money last year to do resolve some long standing works.

Builder's Inexperience with Large-Scale Projects

This particular project marks the builder's initial foray into a development of such a substantial scale. This inexperience has led to some apprehension among potential buyers regarding the final execution and overall quality compared to more established developers.

Vue - it's builder's first time doing this such a big project. So I am a bit worried about that.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
