Where residents want improvements
The developer has faced severe legal challenges in other projects, including allegations of constructing on disputed land (e.g., land designated for public welfare or the Indian army), selling flats without proper registration documents, and having Occupancy Certificates revoked due to plan violations, particularly concerning fire safety regulations and setback areas. These issues have led to court cases and significant distress for buyers.
They literally built ina land that helps to Indian army and till now no registration documents given to any of the owners. It's been 3 years and still the case is in the court.
Builder failed to comply with fire safety regulations, particularly concerning setback areas. Casagrand had promised ground floor buyers certain space by constructing compounds, but this encroached upon the setback required for fire vehicles to pass freely, as per the fire NOC. Consequently, the government revoked the OC.
In chennai they sold several flats which is not even registered. Now court ordered govt to take it up.

There are recurring concerns and complaints regarding the developer's construction quality across various projects. Issues such as severe seepage problems, cracks, and generally poor quality have been reported, leading to numerous problems for residents after the handover of their properties.
If you want to buy a house to live for yourself, please take seepage, poor quality issues very seriously.
Construction is shit, delayed handover, numerous problems after handover and the list goes on. Not worth the premium you pay.

The developer's sales and customer relationship management (CRM) teams have been criticized for unethical practices. This includes providing inaccurate information, making persuasive but unfulfilled promises, presenting agreement terms that are less favorable than initial verbal assurances, and becoming unresponsive or giving the 'cold shoulder' to buyers once payments are made.
CRM team is unresponsive. This is not how home buyers should be treated.
Sweet talking and a very persuasive sales team. Sales people will say one thing, actual agreement will be very much unfavourable terms than what they said. Very enthusiastic till they get your money. Then they will make you run in circles and will give you the cold shoulder.
Online, I've encountered numerous complaints about their sales teams providing inaccurate information, pathetic CRM, legal issues, and unfulfilled promises.

Buyers have experienced significant delays in receiving complete legal documents, often only getting partial paperwork despite assurances. Furthermore, the developer has been accused of demanding subsequent payments and imposing late payment fines on buyers, even when the delays in documentation or project progress are attributable to the developer's own actions.
But till date, I haven't received all the documents, every time bit and piece of document only. I have sent n no of mails till date, but there is no proper response. Suddenly I have received mail to next 25% payment without any prior information. I informed CRM team like after documentation verification only, we can proceed further. From may 19 to till date they force us to give late due payments fees even the issues is from their side.
It’s now July, and we’ve only received partial documents, despite multiple emails. The builder is now demanding 25% more and unjustly fining ₹40,000 — even though the delay is theirs.

This is perceived as a high valuation for the Kompally area, with some suggesting that comparable plots or even smaller, ready-to-move apartments in more established areas like Kokapet might be available at similar or better value.

1.85cr at kompally is not the right choice, I guess. You will get a plot at gated plots in that area.
I have seen a video posting 200 sqrd plot at 95k per sqrd at Kompally in an old venture few weeks back.

Commute times from Kompally to these areas are reported to be lengthy, potentially up to three hours, making it an inconvenient choice for daily commuters.

But if you work at Hitech city or Fidi, then it's not a good choice.

In a different project by the same developer, there was an issue with a missing railway No Objection Certificate (NOC) due to the property's proximity to railway tracks. Attempts to obtain this crucial document from the sales and CRM teams were met with unresponsiveness, highlighting a potential risk of incomplete regulatory clearances for projects.
They haven't coughed up the railway NOC yet, but I've put in a request with the CRM and sales teams for that document. Funny thing is, just like the online reviews warned, they're dodging our calls and emails.
