We bought a flat in Kohinoor, obviously there were small hiccups, which were resolved by the management. But overall a decent community in a good location.

In newer phases or projects, the developer appears to have addressed previous concerns regarding lift congestion. The design now includes a higher ratio of lifts to apartments, with 8 lifts per block serving 8 apartments per floor, which is considered a decent improvement.

Recently happened to visit Auro Realty Kohinoor (in Hitech city) after seeing their Offer stating 1.98Cr includes everything and no extra. It was a very dubious offer and I was bit hesitant on the price too but went ahead to just find out.
It’s really expensive - they quoted me 12600 plus other charges. It seems eve more expensive than Aparna.

Most of the flats seemed unoccupied but they are stating that its filling up and 70% residents already started living lol and I think the left over flats are of no good so putting them on ridiculously over priced Offers which are not good for price to value.

Never near a railway line ...that Mumbai- Secunderabad mainline ..that itself is a con for me .
Indian Locomotives produce a loud sound ...both tracks n coaches ... I would avoid paying 12k for that noise .

Wind. Absolutely unbearable. It’s because of Hyderabad topography. One example, Auro Kohinoor, someone I know bought on a higher floor and now regretting because the wind gust is constant when you open into the balcony.
