The location is also considered suitable for families due to its accessibility to essential services like hospitals.

Zenon is located close to hospitals and has less density compared to other projects in the area, myself moving next year with my senior citizen parent, as it's big community we will get everything we need inside society but it will take some time as occupancy about to start
If location is priority go for it blindly.

It really surprises me how Aparna manages to get a 4 lane sanctioned immediately, whenever they start a Project. Have seen it recently with new roads for Zenon at Nanakramguda

While the project has seen significant appreciation, current prices are considered very high, making it less attractive for new investors seeking aggressive returns. Some believe prices are at their peak, with limited room for substantial future growth beyond 5-7 years. The high cost also pushes potential buyers to consider newer properties or those in less developed areas for better value.
Roi is very poor if purchased for investment at this point.
11-11.5k would be a sweet spot, anything higher would push people like me to rather look for new properties than resellers properties.
10.3 looks a little too much as a box price

It's become a traffic nightmare in the office hours, all thanks to Aparna. No sufficient road infra yet that greedy Aparna kept on building community after community

Phase 1 of the project has experienced delays in handover, with some units not being in a livable state by the promised dates. There were also delays specifically for interior work to begin. While some delays are considered natural for large projects, the lack of compensation for these delays and the extended wait times for full occupancy have been a point of concern for buyers.
Is the phase 1 delayed? It was supposed to be handed over in December, however I don’t see people living in phase 1 yet.
For interiors they were supposed to hand over since September.

There are also instances where preferred outer view apartments or larger square footage units were unavailable, leading buyers to settle for inner views or smaller sizes.
the size of the flat has to be bigger than this for considering a long term stay. (About 1700 and a 3 bhk, or else you will start feeling the space crunch in about 5 years)
I didn’t like the floor plan. Hall is very narrow. Not more than 10 feet wide.

Some residents have reported still seeing HT towers, and there's a belief that underground lines could pose higher radiation risks than overhead ones, impacting long-term health.
I think you need to be worried about long term effects of radiation from high power lines that pass through this project.

The roads immediately surrounding the project, including newly built link roads, have been reported to be in bad condition, covered in debris and dust due to ongoing construction activities. The roads are in bad shape on either side for the past 6 months.
the road is being totally destroyed by nearby construction site (Aparna Zenon). Debris, dust all over the roads.
this road connects to manikonda mainroad through a 30ft colony road. This road was not even a full 2 lane road. It appeared as if this road was only for the sake of builders, didn't care about lakhs of residents beyond that
