What residents appreciate the most
The area around Aparna Western Meadows, Mokila, is poised for significant future growth and property value appreciation. This is driven by the developer's extensive land bank for upcoming townships and villas, anticipated commercial activities, and the development of social infrastructure like hospitals and malls. Historical data shows substantial price appreciation, and the scarcity of new plotted ventures in the region is expected to further boost demand and value for existing projects.
Mokila will further pick up as there is an abundant land bank. Aparna and Mayfair about to launch some 2k villas there

Aparna Western Meadows was priced at ₹15K/sq yd. Today? It’s over ₹70K. I know a few people who stretched a little, took plot loans, believed in their decision—and closed them in just 5 years. Their returns far exceeded the interest paid.
Aparna has huge land bank in Mokila for future developments. So, is there scope for this venture to appreciate even further ?

Proximity to both ORR as well as Shankarpally-Kokapet road. Since it’s near to ORR exit as compared to others, it will be near to upcoming Yashoda Hospital, Aparna Township.

This meticulous maintenance contributes to the overall neatness and proper upkeep of the society.
It’s not just grass and road maintenance. You gotta pay security, maintain water pipelines, STP, electricity lines, Cleaning the society everyday etc.
There’s a reason it’s so neat and nicely maintained inside. There’s a reason other layouts are overrun with weeds and roads broken.

The project generally has clear legal standing, with plots being HMDA approved and ready for registration. Financial institutions like HDFC have granted loans for properties within the venture, indicating a level of due diligence and legal clearance. While some sources state the project does not fall under GO 111 restrictions, it's noted that Kondakal, where the project is located, is on the GO 111 list, which may require specific verification for plots in that village.
I see that Kondakal is in the list of those villages. Don’t know anyone from PSU, however we know that loans have been granted previously by HDFC.
It doesn't fall under 111 GO, you can just type villages under GO 111 and you'll get mandal wise list. If you know anyone working at any PSU bank, ask them if anyone got loan for the same layout, if yes, then you can get details easily.

Where residents want improvements
The plots are widely considered overpriced for the area, with current rates ranging from 70k to 98k per sq yard. Many believe there are better value options in Mokila, and some describe the pricing as 'looting the gullible' or a 'dead investment' for years to come. The project's success story is seen by some as 'milked bone dry,' suggesting limited future appreciation at current price points.
Aparna western meadows phase 3 ongoing price is 65K and even that price is too high . It would be a dead investment for years to come .
It’s way too high for that area
Buying close to the city is not at all worth it, they are unnecessarily quoting high prices and looting money. ... Why should we pay 90k per sq yard for that?

There is significant confusion and dissatisfaction regarding the clubhouse. Multiple sources indicate that the main clubhouse (Aparna 17 Degrees North Club) is separate from the society and accessible to outsiders who pay a fee, undermining the sense of exclusivity for residents. While some state membership is optional, others report it as a mandatory high cost. There are also claims that this external club is a 'flop' and that the project's own internal clubhouse is either not as grand or has faced delays.
Over 50-60% of people didn’t get the membership. They’re NRI’s. That’s what the salesman’s told me. And their introductory offer was 5L (where maximum people took). Aparna apparently allocated land in the North as well but they haven’t started construction on it because technically the club is a flop (according to the salesman).
Have to pay additional 10 lakhs for clubhouse membership for 25 years.
Also, please do remember club house access for everyone. If some one from outside pays 10lacks, he can able to access.
The clubhouse doesn’t belong to the society. It is outside the society. Initial land owners got membership for 1.5lakhs. I think they are building another one internally which is exclusive but no where near as grand. And yes, even after paying hefty fees you will have to pay for additional features
Keep it clear, factual, and helpful for other residents.
The project is criticized for its multi-layered and high amenity costs, including a significant one-time clubhouse membership fee (reported as 10 lakhs for 25 years), substantial monthly maintenance charges for plots (reported as 10k/month, though some sources suggest it's annual or lower), and additional per-hour fees for using facilities like the gym, sports courts, and swimming pool. This structure leads to a perception of paying multiple times for amenities, with concerns that general maintenance fees primarily cover only basic upkeep like parks and roads.
Have to pay additional 10 lakhs for clubhouse membership for 25 years. There will be 10k maintenance charges every month for my Plot. Whenever I want to access gym, any sports court, swimming pool, I have to pay 100/hour extra access fee. So what I have got to understand is I am paying fee 3 times to use amenities in this society. And my maintenance will be only used just to maintain parks and roads.
10k pm maintenance is too high for empty plot. Why would they charge 100 per hour for accessing amenities?
You are paying a big one time 10L club fee, then 10k every month for maintenance, and on top of that a per hour charge whenever you actually use the gym, pool or courts. Over 20 to 25 years, that quietly turns into several tens of lakhs just to access amenities.
Average maintenance 15000 per plot based on different sizes There are 1500 plots which comes down to 27cr per year just to cut grass and maintain road build one time Aparna is treating it as cash cow.

There are concerns about the developer's practices, including allegations of routing money to other projects and taking a 'fat cut' from maintenance fees. Some experiences with sales staff have been negative, described as rude and condescending. The project has also been criticized for not meeting the expected standards of the Aparna brand, with 'noise around the project' and issues with the owners' association.
Of course Aparna takes a fat cut too, but once it’s handed over to the society, the maintenance costs will stay stable.
I visited Aparna western meadows for second time today with the intention of buying a plot there. Took my 74 yrs old dad to see it. Mr Dinesh S there was rude to both of us and kept saying take it or leave it as we are a big brand. Very rude and condescending
Aparna western meadows project apms not up to the standards what Aparna brand known for, I request management to look into the matter and sort the issues with owners association being a customer of Aparna since 11 yrs surprised with all the noise around the project.
They are routing money to their other projects, walk away.

Concerns are raised about the internal infrastructure, specifically the width of roads and the absence of proper footpaths. Some residents note that trees have been planted on areas that should be footpaths, forcing pedestrians onto internal roads. There are also reports of poor quality work, including pipes lying open above ground and instances of walls collapsing.
The roads aren't wide at all. There are no footpaths too afaik and it's overpriced.
Pipes are lying open above ground. Worst quality of work.
wall collapsed again at Aparna western meadows. Are you proud of your construction?
Also, they've planted trees on the footpath that too big ones, that means its no longer a footpath. They are calling it a premium project and there a no footpaths, residents are expected to walk on the internal roads?

Plot owners face potential restrictions on construction, such as limits on the number of floors (e.g., G+2 allowed) and prohibitions against building multiple portions for rental purposes. The process of building a house is described as a significant hassle, involving risks of scams, delays, and the nuisance of ongoing construction activity (dust, noise) from neighboring plots for many years.
I think theyll be restrictions in terms of constructions as well. Like restricted to certain floors or something
I’m dropping the idea. It’s an hassle. It’s Not an easy task to build a house. For interior work itself, people scam or delay so imagine for a building a house. I don’t want to risk and also, there aren’t many houses even in phase 1, just handful and not all will start building immediately so there will be lot of construction activity next to your plot area over next 10-15 years easily. That means lot of dust, noise and nuisance.
Also, AFAIK, you can construct one house (not allowed to construct multiple portions to rent out) and only G+2 allowed.

Buyers have encountered issues with sellers not providing complete old sale deed copies, a problem noted as typical with large builders. There are allegations of plot owners having to pay bribes for approvals and claims of customers being cheated, such as plots advertised without trees actually having large trees that the developer refuses to remove.
A family member is negotiating a deal for themselves, however the seller doesn’t seem to have all old sale deed copies from Aparna. They provided whatever Aparna gave them and their sale deed. The realtor is not helpful and says buyers in other deals haven’t asked for more documents than these.
for aparna western meadows - sale deed says plot does not have trees. In reality plot has big trees. On email you refused to remove trees. You have cheated customers.
Plot owners have to pay bribes.

There are conflicting reports on whether Aparna Western Meadows is a 'true gated community,' with some sources claiming its roads are open to the public and cannot be barricaded. Additionally, while some advertisements highlight plots being 'away from high tension lines and railway tracks,' other comments explicitly state the presence of high tension wires within the layout.
Its not a ' true gated' community.. the roads are open for public, you cant barricade others from using..
Even Aparna western meadows is not a gated community
Aparna western meadows also has high tension wires in between.

Despite being a premium project, the surrounding area of Mokila is still considered underdeveloped, lacking essential social and commercial infrastructure like good hospitals and diverse commercial places. Offices are reported to be 35-40 minutes away, and the area 'struggles with ecosystem completeness' for immediate end-use.
Look, truth is, it’s not developed area, it’s still have to develop. You have KPN fresh and Vijetha available, what else is needed ? Offices are 35-40 mins away.
The only concern for the area is good hospitals and commercial place. Maybe over time they should come too.
