With all the super high-rises and hyper-dense towers coming up in West Hyderabad... I expect projects like Aparna Sarovar Zenith to see strong price appreciation in the next 5-10 years. Why? Larger breathing spaces Low-density living Easier access to amenities Better long-term livability.
Aparna Sarovar zenith is the best. Low density plus open area due to HMDA layouts on one side and university on other side.

The older flats within the community are noted for having a more generous carpet area compared to similarly sized new constructions, offering more usable living space.
Also note that the carpet area of these older houses are more than similar flats that are built now almost 10% more.

Where residents want improvements
There are significant concerns and allegations regarding the project's proximity to and potential encroachment upon the Nallagandla lake. Reports suggest that parts of the clubhouse, common areas, and even the project's boundaries might be within the lake's buffer zone or even encroached areas, raising environmental and legal risks. Historical changes to the lake's size and current pollution from sewage are also mentioned.
In 2024 it is black water filled with sewerage from Zenith and other apartments. The birds have slowly abandoned the lake due to noise and light pollution.
I once attended a function in Sarovar Zenith and can confidently say without an iota of doubt that the club house and the common areas surrounding it are built in the lake (encroached for sure).
Zenith seems to be in the buffer zone of Nallagandla lake which is a risk.
I visited this community it is very cramped and right on the lake, I didn't get good vibes there. It is way too close to the lake. Rains will bring flooding or seepage at least to the basements.

List prices seem to be almost at par or above ones in Financial District/Gachibowli/Narsingi generally speaking!
2.2 cr for a lived in flat is too much in my opinion. You can get newer apartment at less rate with latest mivan technology.
Any property with 'Aparna' in it is 1500 to 2000 rupees per sft higher than its neighbors. So be prepared for that.
People are quoting insane amounts ranging from 10500/sft going up to 13500/sft for apartments in this community.

The Nallagandla area, including the vicinity of the project, suffers from increasing traffic congestion, narrow roads, and inadequate road infrastructure that struggles to cope with the rapid development and high vehicular load. This is exacerbated by dust and pollution from ongoing construction activities in the area.
I've been here for 3 years and already notice a very very considerable difference in vehicular load.
Nallagandla covered in cloud of dust . Worst practices followed by construction companies making it difficult to breathe.
Traffic is crazy. People who stay there are stressed.

Not only that, the distance between your bedroom and your neighbor's flat is very small. If you have long hands you could even pull your neighbor's bedsheets off their beds.

Forget 5G , residents of Aparna Sarovar Zenith, Hyderabad does not even get good signal strength, close to 2500 flats are face this issue and looking for alternatives.
I have raised 3 request for Airtel Xtream Fiber every time Airtel Hyderabad saying location is not feasible. Can you please check why it is not feasible - fed up with ACT Fibernet.
There is always a network issue in such a big society of hyderabad at Aparna sarovar zenith, Nallagandla. Please provide better mobile services and coverage in that area.

Once club house starts, the management starts charging exorbitantly for using any amenities including Carrom or chess.

Concerns include the absence of planned metro connectivity, lack of nearby Outer Ring Road (ORR) exits, and poor connection to core IT areas, potentially leading to difficult commutes as the area becomes more densely populated.
Metro won't be anywhere near this.
Nallagandla is a mediocre location: No metro planned - no ORR exit nearby - not connected to core city (Hitech/kondapur) - terrible commute times in near future with lacs of apartments under construction.
