It’s almost 13k/sft, if you’re aware of the place then nearby around 7-9mins there are new constructions/apartments which are being sold for 12k-12.5k based on negotiation and ready to move-in.

Yes but the ticket price is too high. There is Serene park, Sumadhura and Vinay Iconia just nearby which enjoy the same location benefits with lower ticket size.
