It’s the least polluted and most easily connected to Hitech City, Raidurgam as well as Nanakramguda. HCU Forest view is excellent.
Luxor seems closer to very close to schools and near UOH, and also shorter route to FD.

Smaller community is better na. I have been to serene park it’s a mess. Like a hell lot of people are living in that society.
I always thought ppl prefer less dense apartments but that ok. I was staying in prestige high fields and it was very bad. Lot of people were fighting for amenities.

Where residents want improvements
The area around the project faces several civic and environmental challenges. There are recurring issues with wastewater spillage and overflowing sewerage on Banda Road, obstructing pedestrian access and causing inconvenience. Damage to water pipelines leads to water wastage. Additionally, there are reports of waste being pumped onto the main road, demolished road dividers, and a removed speed breaker posing safety risks. Residents have also reported exposure to toxic air due to garbage burning in vacant lots and the presence of a Ready-Mix Concrete (RMC) plant nearby, raising concerns about pollution.
Due to Damage to water pipeline on road near Aparna Luxor park, Masjid Banda, precious water has been flowing on Main road for last couple of months.

Luxor has a diff issue. The supplementary agreement b/w Aparna & landowners is not done there yet.
I see lot of existing owners are selling apartments. Everywhere there is news that it has some land disputes and pending legal cases on it.
Luxor park has good number of investors and there was some understanding gap within landlords on supplementary agreement. Hence the delay in handing over landlord flats.
I paid for an apartment at Aparna Luxor Park 3 years ago from Maraboina family on Landlord share, but landlord issues are not sorted and my unit isn’t allocated yet.

It’s almost 13k/sft, if you’re aware of the place then nearby around 7-9mins there are new constructions/apartments which are being sold for 12k-12.5k based on negotiation and ready to move-in.

Yes but the ticket price is too high. There is Serene park, Sumadhura and Vinay Iconia just nearby which enjoy the same location benefits with lower ticket size.

Luxor is still under development. Expect some kind of construction going on around Luxor for the next 4-5 years which means lot of dust and noise.
Who are not able to sleep even for an hour in the night due to horrible and noisy construction done by Aparna Luxor Park and Sumadhura Horizon.

I did visit the apartment but it’s half empty. Every floor is has max 1 occupancy for 5 apartments.
