What residents appreciate the most
The project is situated in Thanisandra, North Bangalore, offering excellent connectivity to major IT hubs like Manyata Tech Park, Hebbal, and the International Airport. It benefits from proximity to the Outer Ring Road, upcoming metro lines, and essential social infrastructure including schools, hospitals, and malls, making it convenient for daily commutes and family living.
Thanisandra is significantly better in terms of location than KIADB at presently and likely in the future. Lots of good school, tech parks, hospitals, malls nearby
The location is honestly one of its biggest advantages. Thanisandra is seeing rapid growth and this site is super close to Manyata Tech Park, Hebbal, and just a short drive to the International Airport. Plus, there's good connectivity to the Outer Ring Road and the upcoming metro lines. For daily commutes, this seems like a blessing.
Ideal for working professionals and families who want proximity to IT hubs and quick airport connectivity.

World-class amenities: swimming pool, gymnasium, kids’ play area, landscaped gardens, and multipurpose community spaces
The amenities seem decent too — clubhouse, swimming pool, gym, landscaped gardens, kids play area, yoga deck, and round-the-clock security. Nothing over-the-top, but definitely enough for comfortable living.
Think clubhouse, gym, swimming pool, landscaped gardens, children’s play areas—the works.

Unlike some competing projects in North Bangalore that are directly in the flight path of the airport, leading to significant noise, this project is implicitly positioned as avoiding such issues, offering a quieter living environment.
When I was at Godrej, Serene and Trimaya, had a lot of flights going over head...
Birla and Tata rejected due to the close proximity to the airport. Godrej Barca, Birla Trimaya and Tata Varnam all in the flight path.
It's so horrible. Direct flight path. Especially at night , that's when jumbo jets (cross atlantic or whatever they call them) operate. 4 huge engines roaring. It's nightmare

The apartments are designed with modern aesthetics, offering spacious layouts, large balconies, and ample natural ventilation. The project emphasizes functional living with no wasted corners, and units are stated to be Vaastu-compliant, catering to specific preferences.
What I liked is that the layouts are pretty spacious with large balconies, and the project promises lots of natural ventilation. No wasted corners or congested designs, which is becoming rare nowadays.
First pass due diligence shows flats are vaastu compliant and the location is not far away from main road.
The Auralis project is offering 2 & 3 BHK luxury apartments, designed with modern layouts... From what I hear, the apartments are going to be Vaastu-compliant, well-ventilated, and built with quality materials...

North Bangalore is identified as a booming real estate zone with ongoing infrastructure projects, suggesting good potential for property appreciation. The project is seen as a smart investment before prices escalate further.
With metro lines and infrastructure coming up in North Bangalore, do you see these projects as long-term winners...
From an investment point of view, I feel this has potential. North Bangalore is booming with infrastructure projects and with fewer premium options available around Reva University, this one stands out.
It feels like a smart place to invest before prices jump.

Where residents want improvements
There are significant concerns regarding the developer's reputation, with multiple reports of poor customer service, being unresponsive to requests, and being 'notorious' in operations and processes. The developer is also not considered a 'Category A' builder by some.
I read some poor reviews about TVS projects
TVS Emerald is not good and is notorious in terms of operations and process...
Please do not buy TVS property, they are not at all customer centric and once you buy their property you would be at their mercy begging for every small thing
the biggest con is TVS as a brand in Bangalore, once you buy from them you will be at their mercy begging for every small request. Personal experience. Do not buy TVS property!

The quoted prices, ranging from around ₹10,000 to ₹12,000 per square foot, and starting from ₹1.25 Cr for luxury apartments, are considered high for the Thanisandra location. Some suggest that better builders offer properties at lower rates (₹8,000-₹9,500) in the same stretch.
No its too high price for that location... better builders are closing at 9000-9500 on that Thanisandra stretch...
Yesterday, I went there. They are quoting Rs 11,500 per sqft
It’s good I feel, they quoted 12,000 to me
around 10k base price

There are complaints about the sales and marketing team, describing them as unprofessional, providing incomplete information, and even being abusive if a potential buyer doesn't proceed. There's also skepticism about terms like 'elite EOI client' being used by channel partners to boost confidence.

TVS Auralis, the sales team is all zarda chewing peoplez interns handling the clients with half information.
There is nothing as ELITE EOI client, a channel partner would have boosted the clients confidence by stating ELITE client...

Concerns exist about a potential massive oversupply of apartments in the Thanisandra road area due to numerous projects, including 40-50k units in the nearby KIADB aerospace park. This could negatively impact future resale values and rental yields, especially given the perceived limited number of tech jobs in North Bangalore.
This excessive supply will have long term negative impact on resale and rent in Thanisandra road
Too few too far. Whole north Bangalore has area bigger than Bangalore city itself and not even 5 percent of the tech jobs in Bangalore. Its not going to end well for investors when slowdown comes
There are 40-50k apartments coming up in nearby KIADB aerospace park which will lead to massive oversupply in thanisandra road as well. Be careful

There are reports and warnings about a potential smell emanating from a nearby dump yard, which could affect the air quality in the area, particularly during certain seasons. This is a significant concern for residents.

The project is noted to be spread across a relatively small land parcel (3.7 to 4 acres), raising concerns that there might be less open area available within the development compared to other projects.
