The gated community comes with top notch facilities, with different sports arenas, badminton, squash, basketball, swimming pool, etc. PAP is nestled within prestige city, where there’s an upcoming Forum Mall being built and has a large internal walking.

I was watching a youtube channel ,in which the hosts purchased a 2bhk there in 2021 for 64L. Major fomo was created by prestige there. They were creating tension and rush among customers and giving them major anxiety during prelaunch. Today I see the same 2bhk there for 1.2cr. So, that's double the price in 3 years It's insane really

PRR might finally become a reality. Two future metro lines within a km. SWIFT planned city over 2000 acres within 4kms. New hosur international airport will be ~5-6kms from prestige city.

There's a great shopping+eating place next to it already which has few branded restaurants, there's Zudio opposite to it. There's also Dmart just 1km away.

This kind of soft booking done by investor during start of project and builder show them as sold out. Don't purchase this kind of property and tax burden and complication is huge. 80 lacs black is too much. Shame on prestige group.

I strongly advise against proceeding with this transaction unless you fully understand the legal and financial risks involved. As a first-time property owner, you'll already have plenty to worry about—whether the interiors are being done right, if the neighbourhood is decent, if there's proper connectivity and water supply. When you're spending ₹2 crores, legal compliance should not be one of your headaches. That part should be rock-solid—not a gamble.

This seems like the case of non-registered owner. The investors who purchase the flat in all cash deal to provide builder with working capital and don't register the property. These are the buyers who help builder showing the properties as "sold out" in initial few days. Now the investors wants to make the profit but don't want to pay the tax. The builder is with them because they encourage this in first place. If you pay the extra cash, you will have to pay the tax whenever you sell it.

I'd say a bad choice. Prestige city has been built in almost a remote area, it will take a minimum 5-7years to develop. But rates are being asked as if its ultra luxury property now itself.

The Sarjapur road connectivity would be really bad in next 10 years, the ORR being such wide road had so many disruptions due to metro construction, imagine what will happen on Sarjapur road. Also, very few people know that there is a mall, as huge as Phoenix market city, planned in Ramsons campus near decathlon. Commuting to ORR from Prestige City is going to be really really painful in medium term.

Panathur road is horrible. And no chance of metro in near future. It's very difficult to travel from prestige city to prestige tech park. It's very far and no public infra. Better avoid and try something near metro and good reconnecting roads.

All the parks are part of Prestige city, but different phases have different amenities and club houses. So suppose there is no Basketball court in your phase and if it's available in phase 1, you can't use it.

Avalon park was supposed to be delivered by Feb 2025 but I got possession in August. I'm good with that - considering the amount of abandoned projects you see in the city.
