Adding to it the owner Ramappa and their person Ravi cheated customer. They sold flats on 2023 and then cancelled their deeds to sell the flats at higher rates to new customers. They did not provide any extra money rather threatened that they will delay giving back the initially paid money. Builder go the extent of threatening to use force. So if want to avoid any trouble stay away from Sir Balaji Builders and friends who suggest such projects/builders.

Suspicion of Fabricated Positive Reviews

There is a strong suspicion that many of the positive reviews found for the builder's projects are not genuine and are instead generated by the builder's own marketing or sales personnel to mislead potential buyers.

Don’t fall to their claim of possession by December 2025. Even almighty Vishwakarma can’t help them finish it.

Regulatory Non-Compliance and Documentation Issues

There are serious concerns about the builder's compliance with regulatory guidelines, specifically regarding the acquisition of a Fire NOC (No Objection Certificate) and deviations in construction. This non-compliance is reported to hinder the issuance of an Occupancy Certificate (OC) and individual power connections. As a workaround, the builder allegedly provides commercial power connections to individual units and splits the bill, which is not a sustainable or legal solution.

Getting Fire NOC without following the guidelines and deviation on construction is challanging. Without Fire NOC it is not possible to get Occupancy Certificate (OC) and Individual power connection. Similar issue is going on for many buildings. As a work around builder will share the commercial power taken for construction to individual units and split the bill.

Inadequate Amenities and Open Space

Despite charging prices comparable to reputed builders, the project is criticized for failing to deliver on promised amenities and sufficient open spaces. Concerns are raised about the lack of space for amenities, especially after accounting for essential infrastructure like fire truck driveways around the building.

There is hardly any space left after fire truck drive way around the building. How will they make the amenities they promised and mentioned in broucher ? Reputed builders will give good amenities and open space and can expect good resale value. These guys charge like a reputed builders and given hopeless hopes.

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
