Since you are even considering Sobha Royal Pavillion at these crazy prices, just to let you know, the only comparable projects to this would be from Prestige and Brigade properties. Please do not even compare with the rest.

RV
Reema V.

quality is way better than projects like prestige, Adarsh (for apartments). Just visit the recently finished Sobha Royal Pavilion and then compare with Prestige City, Adarsh lakefront etc and decide for yourself.

Severe Traffic Congestion & Poor Road Infrastructure

The Sarjapur Road area, including the lanes leading to the property, suffers from severe traffic congestion, especially during peak hours. The roads are often in poor condition with potholes and are too narrow to handle the high density of new projects and population, leading to significant commute challenges, dust, and general chaos.

The lane outside is going to be jam packed you have multiple Godrej , Concrode , Adarsh, Mana, Brigade projects lined up on and surrounding the same road. Also there is a school too which adds to the chaos. Visit the place during the day and peak hours and you will see just for getting into and out of Siddapura road is a big challenge. Its a tiny road that cant handle so much traffic.

Exorbitant & Overpriced Units

The apartments are widely considered to be excessively priced, with many finding the cost per square foot absurdly high (e.g., 3 Cr for 1850 sqft, 2 Cr for 2BHK). Many believe better alternatives are available at similar or lower prices in other areas or from other developers.

Water Scarcity & Reliance on Tankers

The area, and consequently the project, faces significant water issues, with many apartments relying heavily on water tankers. There are also concerns about the developer's water management, including instances of potable water wastage for non-essential uses like lawn watering during acute city-wide shortages.

Suboptimal Unit Configuration & Design Flaws

Some unit layouts, particularly 3BHKs and 2BHKs, are criticized for their configuration, including tiny bedrooms, small balconies that lack privacy, sunlight issues, and the inclusion of maid rooms that are considered wasted space for those without live-in help.

Bedrooms are tiny even for the 1800 one. Master at 14x11 for an 1800 sqft apartment is pathetic. ... That kitchen is an absolute joke at 10x8.

SK
Suman K.

Personally did not like the configuration of 3BHK. Single balcony + the balcony side faces the next flat’s balcony without any privacy sort of makes it weird. Also there is a maid room and bathroom which I find just space wasted if you dont have a live-in helper.
