Ongoing rent here is 45+ maintenance.. for that area it's still too much. But once you are in the society its well maintained. Lots of Open spaces and beautiful landscapes.

The project's location is strategically close to major IT hubs and office areas such as Outer Ring Road (ORR), Whitefield, Bellandur, and Marathahalli. It’s technically only 2.5km from ORR and major IT hubs. Takes me at least 40 mins to reach.
Their only pro is that it’s close to outer ring road offices.

The property has demonstrated significant appreciation in value since its initial launch. Units originally sold for approximately 60-80 lakhs have seen their market value more than double, with current resale prices often exceeding 1.1-1.2 Cr, and some even higher. This indicates a strong return on investment for early buyers.
Much later also, I was offered 66 Lakhs for Ground floor right after Covid- I was renting there at the time and thought it was overpriced. Now the same shit has doubled in value.
This was sold for 65 lakhs btw and still no roads.
1.24 is like 12400/- per square feet. The units were sold for 60-65 lakhs originally.

Where residents want improvements
The area surrounding the project, particularly Panathur and Balagere, is severely impacted by chronic traffic congestion and extremely poor road conditions. Roads are riddled with potholes, unpaved stretches, and are often waterlogged during rains, making commuting a nightmare. The Panathur Railway Under Bridge (RUB) is a notorious bottleneck, causing significant delays, with short distances taking hours. This lack of developed civic infrastructure leads to high dust levels, pollution, and an overall unhygienic environment, severely diminishing the quality of life for residents. Despite years of complaints and protests, the situation has shown no signs of improvement, with many describing the area as a 'ghetto' or 'shithole'.
Respiratory issues because of the dust in the area. Additional car/bike maintenance because of the bad roads. Are you okay with reaching ORR which is 3km away in 45-60 minutes?
The Panathur underpass area leading to the Sobha Dream Acres has some of the worst roads I have seen in the country. There's so much dust, pollution and traffic.
Panathur area has yet to see development of road and traffic management. Lot of projects are coming up there which will make things not so convenient for anyone who is living there.
The railway underbridge is a literal hell in peak office time. That area is never going to improve. Peace of mind is more important.
The RUB is a traffic nightmare! Do not take this if you work in ORR!

12400 is too high for dream acres. You can get a better and new flat with that price in varthur/gunjur location only.
1.24 cr is on the higher side for the area and location. I would recommend negotiating to 1.1, and buy for investment.

Owner in wing 8 here. I bought the unit in 2021 for 72 lakhs. 1.25 is on the higher side, you should not pay more than 10k psqft. Its the buyers market, negotiate properly.

SDA is a C grade project from an A grade builder. 3.5 feet wide corridors where you are not even allowed to keep your shoes. Around 600 sqft carpet for 2 BHK - good luck with finding space.

1 passenger lift (along with 1 service lift) per tower with 13+ floors. You can imagine the peak hour wait time.
Had to wait years for lift to come. At times there will be only 1 lift as another one will be busy for either garbage pickup or broken.

The Lily pond play arena on Balagere Road neear to Sobha Dream Acres, bunch of hooligans making ruckus and loud noise, shouting every evening till midnight.

The project faces significant water-related problems, including a reliance on water tankers for supply, resulting in very hard water that leaves white stains. The area is also highly prone to waterlogging and flooding during the monsoon season, with instances of basements and roads being completely submerged, causing considerable inconvenience and damage to vehicles.
RUB is waterlogged in rain and has massive jams. Line of tankers to supply water to thousands of people living there.
Very hard water- water for all apartments come from tankers, they are filled from that lake point nearby- really messed up water leaving white stains even in the kitchen.
How can someone pay 70k for 2bhk especially for that flood prone area.
The real issue there is water logging. I have seen two people already selling it.
During the last flood, lower basement was fully flooded and all cars had to be moved to somewhere else.

Most of the Towers have large cracks at the bottom and at different points--Sobha dudes keep plastering and trying to fix it but moisture comes inside.
