Potential for Value (if legal issues resolved)

Despite existing challenges, some prospective buyers perceive the pricing as a potentially good deal, especially when considering past transaction values. There are indications that units can be acquired at competitive rates, particularly for older properties, suggesting a favorable entry point if the prevailing legal and documentation issues are successfully resolved.

Occupancy Certificate (OC) Issues & Legal Troubles

The most critical and frequently highlighted negative aspect is the cancellation and ongoing non-reissuance of the Occupancy Certificate (OC) for the project. This issue, which has persisted for over two years, originated from alleged fraudulent submissions, including a fake No Objection Certificate (NOC) from the Fire Department. This situation has left approximately 2,000 flat owners in uncertainty, effectively halted property registrations, and complicated the process of securing bank loans. Furthermore, criminal proceedings have been initiated against the developer for forgery and for allegedly mortgaging the project. While authorities have indicated that the OC could be reissued upon submission of proper documents, a clear resolution remains elusive, making potential purchases highly risky.

The Occupancy Certificate (OC) for the property was revoked in January 2023 due to alleged fraudulent submissions, specifically a fake No Objection Certificate (NOC) from the Fire Department. There is currently no news on the reissuance.

PR

It's already 2 years now since the OC was cancelled. Deviations due to fake document being submitted is unpardonable.

LS
Lavanya S.

The municipal corporation cancelled the Occupancy Certificate, alleging that the builder submitted a fake NOC of the Fire Department, leaving 2000 flat owners in uncertainty.

AK

One cannot buy without OC even at a 15% discount. The bank also won't give a loan, and registration also won't happen.

PH
Pranav H.

The property is the best of the lot in the area, but has been having OC issues.

JM

There was an Occupancy Certificate issue in the past. On asking, the broker said all documents are cleared for this unit and there is E-Khata.

Poor Local Infrastructure & Connectivity

The immediate vicinity of the property, particularly Thanisandra Main Road, is plagued by significant infrastructure deficiencies. Residents frequently experience power outages, and there is a notable lack of adequate public transportation options, such as Volvo bus services. Road conditions are poor, characterized by ongoing excavations, depressed stretches prone to flooding, and missing drain covers that pose safety hazards for pedestrians. These issues contribute to severe traffic congestion and a challenging daily commute, impacting the overall livability of the area.

No Volvo service exists in between Nagawara Junction and Yelahanka via Thanisandra Road, Hegde Nagar, the property, Bhartiya City, Reva University.

AT
Akash T.

It took 1.5 hours and ₹400/- to travel a distance of around 4km from Marathalli multiplex to the property. There is no infrastructure, broken roads, heavy population, and construction pollution.

SK
Suman K.

Delivery services are not happening at the property properly.

VK

So many missing drain covers from the property to Bharati City stretch on both sides of Thannisandra road, posing a huge safety issue for pedestrians.

LP

The area around Rashtrotthana flyover gets flooded and there is horrible traffic pile up. The road leading towards the flyover from Thanisandra side is slightly depressed. Also, a signal is needed near the property and Hegde nagar circle.

VP
Vaishali P.

In this area, we are facing at least 2/3 power outages every day and it's a common practice.

General Builder Reputation (Overpricing, Unmet Promises, Litigations)

While the developer generally maintains a reputation for quality, there are recurring concerns about its pricing strategy, with many perceiving projects as overpriced. There are also instances where the developer has allegedly not delivered on all promises. A shift in company practices is noted, with older projects being highly regarded, but newer developments are associated with increased litigations and perceived political connections, potentially affecting transparency and buyer trust.

The developer used to be very good and transparent 6-7 years ago. Their older projects in Bangalore are still top notch and command a good premium. They work with politicians now, build on their lands, hence the increase in litigations.

MR
Manoj R.

There are a lot of negative comments about the developer. They are definitely overpriced and haven't met all the promises given.

NT

Based on my deeply unpleasant past experience, I strongly advise against considering any project by this developer.

Proximity to Graveyard

A significant concern for some potential buyers is the presence of a graveyard located in close proximity to the property. It is strongly advised to verify if a particular unit offers a view of the graveyard, as this factor is widely considered undesirable, can negatively impact the property's resale value, and is not ideal for families, particularly concerning safety and well-being.

Avoid properties located near graveyards. Such locations have very poor resale value — buyers tend to stay away. They’re also not ideal for families, especially with children and women, from a safety and well-being standpoint.

KN

There is also a burial ground next to the property.

Specific Unit/Tower Concerns (Mykonos, Sunlight)

Within the project, specific towers or unit types, such as those in Mykonos, are noted to be potentially smaller in size. Additionally, there are concerns regarding natural light, as some units might not receive adequate sunlight due to being overshadowed by other taller structures within the complex.

Mykonos may be very small. Make sure the apartment gets enough sunlight too. There are some units which are in the shadow of other towers.

SR
Sunil R.

Mykonos is rated lower than other towers like Serenita, Santorini, and Casa Paradiso within the development.

Builder's Perspective

Response to hard water issues:

"We have initiated the setup of a centralized soft-water plant which is expected to be operational by Q2 2026. This will significantly reduce TDS levels across all towers."
